The Greater Boston Association of Realtors has released the local market updates for March 2016 and seeing how single-home and condominium sales increased despite an increase in pricing, it is safe to say it's a seller's market.
The supply of homes for sale in March was significantly higher than February, indicating that more sellers are deciding to list their homes. However, while prices were way up over last year, the sales have not suffered.

2. CBRE has arranged $84.3 million in financing for Serenity, a 195-unit luxury apartment community that's under construction by Boston-based Longwood Group in Boston's Longwood Medical Area. In May, Boston's housing inventory fell, while affordability worsened and sales declined...sound familiar?
Single-family housing inventory in the Greater Boston area fell 16% year-over-year in May to a 3.3-months supply, while condo inventory dropped 16.7% to just 1.8-months.
Those two stats came courtesy of the latest analysis from the Greater Boston Association of Realtors (GBAR), which reported that the same old, same old for the Boston area's housing market.

Between May 2014 and May 2015 for Newton, MA, the number of sales closed on single-family homes increased by 14.9%, while the average sales price increased by 31.8%. The number of days of the houses on the market increased by 26.7% and new listings in Newton increased by 14.9%.
As for condominium properties in the area, the sales decreased by 8.8%, and the average sales price decreased by 3%. The number of days on the market for condos in Newton decreased by 9.1% and the number of new listings increased by 32.6%.

Between May 2014 and May 2015 for Needham, MA, the number of sales closed on single-family homes decreased by 20%, while the average sales price decreased by 22.3%. The number of days of the houses on the market increased by 39.1% and new listings in Needham decreased by 31.8%.
As for condominium properties in the area, the sales did not increase or decrease, and the average sales price decreased by 24.9%. The number of days on the market for condos in Needham increased by 118.7% and the number of new listings increased by 9.1%.

As for condominium properties in the area, the sales increased by 33.3%, and the average sales price increased by 16.2%. The number of days on the market for condos in Back Bay decreased by 22.7% and the number of new listings increased by 21.4%.
