Curb appeal is very important if you are selling your home. Your yard is the first thing that a home buyer will see when driving by. It is a fact that many home buyers search the web for homes that are for sell. They get the addresses and drive by to take a look at the home and neighborhood. The yard must want to make a potential home buyer to want to look inside your home. I suggest you stand in the middle of the street in front of your yard and take a picture. This will be a quick photo comparison post. It shows two pictures taken from two different perspectives. It is a table setting, not a house, but the concept is clearly demonstrated. It's all about angles and distance from your subject. In September, I was in Miami working on the sale of my father-in-laws house. After a very long, hot, rainy day, I finally got to dinner around 8:30pm. I was dining alone at a very eclectic cafe, The Peacock Garden Cafe, next to my hotel in Coconut Grove. Sometimes the picture we take isn’t quite right. For a long time now I have wanted to become proficient with Aperture and the wonderful features it has available for enhancing, fixing or simply making the picture better.
I titled this post “Serious Sunday” because I had one of those “Ah Ha” moments on the clone feature in Aperture and decided it was time to get “serious” about learning this program.
I am working on removing the polish residue from this picture. It is taking me

Interlaken Gardens Whitehall Road, Eastchester, NY Here is the first post in the series The Street Where You Live. I am starting with the streets in Interlaken Gardens, a beautiful garden style cooperative apartment complex located in Eastchester, NY just 30 minutes from Grand Central Station. Whitehall Road is a dead end off California Road. Easy to find, it is the first street on the right coming in from White Plains Post Road or the last street on the left coming in from California Road. Something magical has happened this month. I have been blogging daily here on ActiveRain because of a 30 in 30 Challenge. I admit that I missed my post on Thanksgiving Day, which I posted today in the hopes that it will still count. I have become hooked on blogging again.
The best things about this platform: I am required to write original content. This forces me to think, to plan and to write from my experience. In previous posts I have mentioned my struggle with real estate in today’s market. And here is (9 comments)

It's only Tuesday and I feel like the week should be over. I guess I wish it was. We've all had them but I have never had one fall around a holiday. This makes me more sensitive to the scenario. I was going to make this a Members Only post but I think buyers and sellers can learn something too. I went to Florida in mid-September to help sell my father-in-laws house in Pinecrest, FL; a suburb of Miami. I did everything right and got the house under contract with a backup in 12 days. ccre: Blogging With Pictures from First Generation iPad

Need a camera - no. Need iOS 6 - yes. Herein lies the rub because the first generation iPad will not run iOS 6. There are solutions and I found the easiest is Google Docs. I love color - text color and size changes - everything is a choice. Using Google Docs to write my blog post gives me thisoption. Once written, I can open this document on my iPad, copy and then paste into ActiveRain. The fonts and colors used stick and then I can continue to write my post. Adding pictures is the same - I add the picture (0 comments)
Why write this post? I want to be more creative in the look of my blogs that I write on ActiveRain. While searching for a way to add pictures when writing a post from my iPad, I came across a help topic using HTML code. It seems, according to the topic, I can use Google Docs, format my text here and when I copy and paste it into ActiveRain, it will look as it does here (here being Google Docs).

In the scheme of Best Practices, there is one thing that stands above all else - listening. Take a lesson from this doe. Her ears are so large that she can't help but listen and this is her survival mechanism.
I got back into the practice of effective listening, a skill that I was taught when working for Xerox. This best practice has always served me well but it takes extreme discipline to implement in my business. At the end of the day it is so worthwhile. Indian Summer Veteran's Day, 11/11/12 Reflections It has been a weather roller coaster here in New York. First Hurricane Sandy left our shoreline unrecognizable. Utility crews came from all over the United States and Canada to help restore power to hundreds of thousands of people. As we began to settle into a new normal, a Nor'easter deposited six inches of snow on our doorsteps, taking down trees and disrupting power once more. The colors of fall! Why does any of this matter? ‘The Street Where You Live’ is a favorite song of mine from the musical My Fair Lady. I decided now will be a great time to write a blog series with ‘The Street Where You Live’ as the central theme.
To give you a flavor of what is to come, the streets are all located in Eastchester, NY with homes, town houses and cooperative apartments built around Lake Innisfree; also known as Lake Isle. This home has unique features. Built in 1958, only one family owned it so it was maintained and not 'renovated' in the 70's when a lot of shortcuts were taken. The wall and ceiling are Florida cypress and the floors are the high end terrazo marble. I looked at CMA's from three realtors, studied the listings and solds on HotPads, Trulia, Zillow and Realtor.com to come up with the list price for the home, taking into consideration the location, the need for updates and a for sale by owner position. It's the end of the car show season and one of the last shows in the area happens on the rain date for the show (Hurricane Sandy changed a lot of plans). On Sunday, November 4, cars and motorcycles converge at Lake Isle Country Club. Come out and spend some time among the muscle cars of yesterday. In the aftermath.... Hurricane Sandy left major problems in New York City and the surrounding communities. Although we have power, WiFi started acting up yesterday. Thankfully, my iPad has 3G and I am connected on a screen larger than my iPhone. What is all this doing to real estate? I am concerned the holiday slow down will begin even sooner than usual. I have created a very exclusive niche working to help buyers find their dream home but others are not as focused and I truly hope Hurricane Sandy doesn't bring market interest to a screaming halt in the Northeast until (2 comments)

Cottage or Castle, What's Your Dream! -I know it is grammatically incorrect to end a question with an exclamation point. The reason I did this; I believe home ownership is the American Dream. For some it may be a simple cottage, others need a mansion to fit the bill. Whatever it is, dreams are exciting; hence, the exclamation point. As we enter the third trimester* of the year, there are only four months left to find that dream home or the buyer that knows what their dream home looks like. Each calendar month carries a distinct meaning. September has a few; Back to school. Labor Day Weekend, the last three day weekend of the summer and a signal that the laid back days of summer vacation are over; time to get serious about work again. Days begin to get shorter, nights are cooler and trees begin to rustle more as they dry out and prepare for their winter sleep. Wardrobes begin to change. We exchange our flip flops for closed toes; tanks and tees for long sleeves and cardigans; too cool for shorts we head out in slacks. We soak in every (5 comments)
