brevard county: Summer Meet Up Cocoa Beach 2014 - 08/22/14 12:13 AM
It was another good time at Florida Seafood for the summer 2014 Active Rain meet up last week.  There were a lot of ideas and opinions shared and a lot of laughs too. The meet up was hosted by Diana Zaccarro and attended by myself, Kerry Klun and Gary Waters. It was a nice break for me as I have been going non-stop the entire summer.
We met at lunch time and I was quite hungry. I enjoy the fritters with powdered sugar that are a signature item at Florida Seafood. I don't typically eat fried foods but I do once … (5 comments)

brevard county: What Do Landlords Have to Maintain for Rental Properties in Florida?  - 04/06/14 09:26 AM
Last year there were a lot of changes in Florida Landlord and Tenant Law. One of those changes was in section 83.51 Landlord's obligation to maintain premises.
The way the law was written previously, the owner or management company was responsible for screens, even if they were damaged by the tenants, their guests or pets, the owner had to fix or replace them.  The new law states:   At the beginning of the lease, the owner or management company must make sure the screens are installed and in reasonable condition, and management now only must repair screens once annually, when necessary, … (2 comments)

brevard county: Why Would Anyone Want to Live in Satellite Beach Florida? - 02/11/14 05:08 AM

Satellite Beach is a beautiful oceanfront community, located on the east coast of Florida.  Surrounded by water, it boasts both ocean and river frontage.  It is the largest beach side community in South Brevard County. There are 7.7 miles of shoreline, including 2.8 miles on the  Atlantic Ocean, and 1.3 miles of Banana River shoreline, plus shoreline fronting navigable canals connected to the Banana River. The average daytime temperature is 90 °F  in the summer months and 73 °F in the winter months.
You can enjoy Satellite Beach's "vacation like atmosphere,"while still being close to everything.   It's just minutes from Patrick Air Force Base, about forty minutes from Port Canaveral and a little over … (2 comments)

brevard county: How to Screen a Perspective Tenant Part Two - 01/19/14 03:06 AM

Yesterday I wrote part one on this topic: How to Screen a Perspective Tenant Part One

Today I will continue on the same subject.  Once I have screened the potential applicant over the phone and have determined that they might be good potential tenants, I make an appointment to show the property.  The showings can help to determine if this is a person that would be a good fit for the property and the landlord.

The first thing that helps to screen potential tenants is whether or not they have arrived on time to the appointment. If they … (4 comments)

brevard county: Business, Places and Things I recommend in Brevard County - 01/16/14 01:39 AM

I thought I would start a recurring blog topic on business, places and things that I recommend in Brevard County, FL.  There are so many it is hard to put them all in one blog. So I thought I would feature one or two every week or so, not only for new residents to Brevard, but for the locals, who may be looking for a new service provider or may be waiting to try a place out, without a good recommendation.  My focus is not so much to review places, but to keep this a positive blog and just write … (2 comments)

brevard county: Are Manners and Civility a Thing of the Past? - 01/09/14 09:01 AM
I hope not.  I personally don’t think so, but a recent news story about an older man, slapping a crying two-year-old boy left me shaking my head and wondering.  I am not sure if it is just me getting older, but I have been feeling more and more lately, that people are just downright rude.  It seems that good manners are getting harder and harder to find, why is that?
The man in the story was sitting next to the Mom and the toddler and when the plane started to make it’s descent, the child started to cry. The man slapped … (9 comments)

brevard county: You're Never Gonna See No Unicorn! - 01/09/14 06:37 AM

"A long time ago, when the earth was green,

There were more kinds of animals than you've ever seen.

They'd run around free while the earth was being born.

And the loveliest of them all was the unicorn.

There were green alligators and long-necked geese.

Some humpy-backed camels and some chimpanzees.

Some cats and rats and elephants, as sure as you're born.

And the loveliest of them all was the unicorn."
Those are lyrics from a song called The Unicorn, by the Irish Rovers, and written by Shel Silverstein  It was played in … (1 comments)

brevard county: Are You a Helper? - 01/07/14 05:56 AM
My son gets impatient with me because he says I am always helping people.  I laugh at him and ask him what am supposed to do just walk away? He says "yes, you already have too much to do".   I feel bad that he thinks that way.  He was always taught not to talk to strangers as a child, and I guess it mostly stayed with him. I wasn't taught that and had a Mom that talked to everyone and a Dad who helped everyone.  So maybe that's the difference?
I never really gave much thought to whether I considered myself … (2 comments)

brevard county: Cocoa Beach meet Up and Some Much Needed Motivation - 12/05/13 06:10 AM
We had as really nice time today at the Brevard County Florida meet up at Florida’s Seafood in Cocoa Beach. The food was great and the company was really enjoyable.  Diana Zacarro was a wonderful hostess as always and it was great meeting Kerry Klun and seeing Gary Waters again. Kerry had a lot of good information to share about Active Rain and although she is new to this area, she has been on Active Rail for a long time, and is ranked 4th in Brevard County.  I always like to hear tips from Gary, who is number one.  I also … (8 comments)
