After several quarters of understandably awaiting the next economic apocalypse, clients who have long deferred purchases of land/lots for construction of a custom designed home in Milton and Alpharetta, GA are now acting. Popular locations have included anything within Crabapple and particularly locations within the Milton High School district. The first signs of life in the market were the bottom feeders looking for bank-owned properties or distressed opportunities in January. While 10,000 points as a milestone pales in comparison to the participation of many we've come across during our time posting on Active Rain, it's still a cool threshold to cross. It's been a pleasure meeting new colleagues and friends from other custom builders, to agents, to mortgage officers to all real estate professionals. It's also been both interesting and enlightening to share the perspectives of real estate professionals beyond our Alpharetta and North Atlanta submarket. One thing about bubbles - they do tend to draw less qualified people into the trendy "bubble" profession or "second career". How many of you know someone that had never bought or sold a single stock / equity - that is until the days of the online brokerages and the internet boom in the late 90's. Suddenly everyone was a day-trader. The market only went up, right? Well, there are still many folks that actively trade, but generally with quite a lot more caution and less frequency. While always a consideration in our industry, more trying times require more careful consideration of the legitmacy of prospective buyers. Certainly, the elimination of many low documentation loan products have forced many con-men into a different profession, but the onset of more desperate circumstances for many sellers have given some a new feeding ground. Atlanta has a reputation for attracting a higher percentage of the underbelly of the industry, so all the more reason to be aware.
