north atlanta: The 10,000 Point Milestone!

While 10,000 points as a milestone pales in comparison to the participation of many we've come across during our time posting on Active Rain, it's still a cool threshold to cross. It's been a pleasure meeting new colleagues and friends from other custom builders, to agents, to mortgage officers to all real estate professionals. It's also been both interesting and enlightening to share the perspectives of real estate professionals beyond our Alpharetta and North Atlanta submarket. We definitely appreciate the broad reach that AR has to professionals nationwide. Web 2.0 is definitely here to stay and we look forward to continuing to be active and (2 comments)

A recent development from the real estate swoon in North Atlanta has been an increase in the availability of quality land available for purchase - whether it be through the combination of multiple lots in an "in-progress" developments, or privately owned land that is now available for sale. Because land in many areas of North Georgia is "generationally owned" meaning the cost basis for the owner is extremely low, there is generally less urgency for the owner to immediately sell, thus the pricing has stayed within a reasonably narrow range. One ongoing trend we continue to see in luxury custom homes in Alpharetta / North Atlanta is the desire for homes with the highest level of quality and craftmanship, but smaller, more manageable footprints. The primary demographic driving this trend seems to be empty nestor's who are now in a position where their kids are grown up and educated, and they now have the time and resources to focus on building their "dream home". Even with the challenges in today's marketplace, we are consistently finding there to be strong demand for our standing inventory of luxury custom homes in the North Atlanta area. The biggest challenge for our customers however, seems to be marketing and selling their existing home and still having the borrowing capacity and personal comfort level to purchase a million dollar home. In the "go go years", the thought of a property swap or contingency contract for new construction was not considered, however in today's evolving market, all parties have to be open-minded to find solutions.
