Like I said in Baby It's Cold Outside - Avoiding Freeze Damage - Part 1, unless you've been on an extended tropical vacation, you've experienced the cold temperatures across the nation. You'll remember we talked about heat tape in that article. Here are some additional tips to help keep you, and your house, warm and safe this winter.
Use heat strip tape on crucial pipes, wellheads, etc. to avoid freezing and loss of use. Leave water trickling in faucets. If you're going be gone for an extended period turn OFF the water supply coming into your house. Depending on the temperatures, this (5 comments)
Unless you've been on an extended vacation in the tropics, no doubt you have encountered some sub-freezing temperatures over the last few weeks. On April 16th we fulfilled a long-time dream launching our new real estate radio talk show REAL ESTATE FOR REAL LIFE. The show airs every Saturday and Sunday at 6:30 am, Noon and 8:30 pm on WJRB 95.1 The Talk of the Mountains here in North Georgia. The focus is on "all things real estate" and we try to make it both fun and informative. Fortunately, listeners won't have to hear just the two of us as we'll be interviewing industry related professionals on a variety of topics including mortgage brokers, attorneys, appraisers, inspectors, home staging professionals, you name it.
Nothing like a snow day or two to get caught up on marketing and reports!
The first report completed today is the 2015 Annual Market Report which shows the data for sales for 2015 in all four (4) categories - Residential, Land, Multi-Family/Apartment and Commercial. As you will see, the RESIDENTIAL category is broken down into $100,000 price ranges. This is in an effort to give a more in-depth understanding of what is, and isn't, selling! Nearly everyone these days is on social media. Whether it's Facebook, Twitter, Instagram, Pinterest or the newest - Periscope. And, when we have a new client, we find it a very common practice to search for them on the various social media sites. It gives us a little picture into who we are dealing with and if they are being upfront about themselves. Imagine you're an agent and you get a call from someone who wants to look at multi-million dollar beachfront homes on the PCH, yet when you find them on Facebook, you discover they just got laid-off from the (4 comments)

February 2nd is Groundhog Day - the day when Punxsutawney Phil will determine if Spring is on it’s way or if we’ll have another six weeks of winter. This is one of those crazy traditions that got me to wondering how in the world we let a large rodent-looking animal determine our fate.
Well it seems the Germans brought this tradition with them from “the old country” where it was actually a Hedgehog who did the deed. Finding no Hedgehogs in the good old US of A, they turned to his cousin the Groundhog. Legend (6 comments)

I am totally loving the new Nikon D5100 that Santa brought me for Christmas. It has all kinds of really cool features. Of course, on Christmas Eve I was taking lots of pictures, trying different things and basically driving my family crazy. I was fascinated to find all the cool effects that were able to be done IN the camera without any special program. Just a bit ago I was reading a post that got me thinking.To give credit where credit is due the post, Positive Self-Talk, was originally written by Lou Ludwig and reblogged by Praful Thakkar. When something “gets me thinking” it usually means there are lots of random thoughts zinging around in my head like a bunch 5-year old kids in a bouncy house.

We were assigned two new listings today by one of our Asset Managers. Off I went to handle the occupancy checks, post the Know Your Options flyers and install lockboxes & signs. The first property is in a nice neighborhood. It’s a nice 3 BR/2 BA, sits on a couple of acres and, although they removed all the appliances and left us with a bunch of garbage to trash out, they didn’t do any damage. Believe it or not, for our area this is normal. Keep an eye out for this (6 comments)
About a week ago we received a call from a potential buyer who was in the driveway of one of our foreclosures. He claimed to be an investor who bought and flipped distressed properties. We chatted for a few minutes and agreed that he’d think about this place and decide if he wanted to get inside to see it.
The next day he called back and wanted to see the foreclosure. I’m no sissy and can certainly take care of myself (translates to my aim is pretty good), but I’m not (10 comments)
