mineral wells real estate: My Daughter Does Not Like You... - 09/23/11 04:09 PM
This was the statement I was greeted with when I got over to my seller's home yesterday to deliver a copy of the executed contract on her home.  I thought to myself, have I met her daughter...have I somehow said or done something that could upset her that she wouldn't like me?  All I did was sell her mom's house in about a week...and that was the problem!  Because we went under contract so quickly, she wasn't going to be able to go visit and do her laundry and spend as much time with her mother.
In reality, she likes me just … (9 comments)

mineral wells real estate: Dispelling the Misconception of a Bad Housing Market in Palo Pinto County, Texas - 09/29/08 05:00 AM
How is the housing market really in Palo Pinto County?  I get phone calls quite often from people outside our area that think we are in a depressed market here.  When I get these inquiries, I usually explain a little about Mineral Wells and Palo Pinto County and our ties to the oil and gas industry.  We are in a buyer's market along with the rest of the nation, but our outlook for the 3rd quarter is up as it has been all year.  Here are some numbers (from the 2nd quarter) to dispell the notion that we are in a depressed market:

mineral wells real estate: What is Your First Priority in Getting Your Home Sold? - 09/20/08 07:35 AM
Last week I touched a moment on the fact that in order to get your home sold, you need to make sure that you are pricing it right.  But, I also wanted to touch on timing.  For some sellers, the need to sell your home is immediate.  Your company might be transferring you, you might be having to move to take care of an ill parent or relative, or in a more unfortunate situation, you may be having to sell because of financial difficulties.  For others, you may just be downsizing or needing to upgrade your home.  Obviously for the seller who needs … (0 comments)

mineral wells real estate: The #1 Strategy in Getting Your Home Sold! - 09/14/08 04:43 AM
Most of us love our homes and feel that each has a special worth that no other has and rightly so.  But when it comes time to sell that special home, you need to decide if you are going to listen to your real estate agent and what the market is telling you or are you going to listen to your heart?  You may have done a lot of work to your home over the years and you have a lot of wonderful memories, but some of those are not things that can put a monetary value on your home.  And … (0 comments)

mineral wells real estate: Do You See Your House Through a Buyer's Eyes? - 09/12/08 03:46 PM
You have your home on the market and feel that you have it listed for a fair price.  You keep the house clean, the yard mowed and the trees and bushes trimmed.  But, is that all you need to do to help your agent sell your home?
Have you looked at your home as a buyer?  Have you walked through your home and been as critical as a buyer can be?  One of the easiest things to do (yet frequently not done) is to go through your home, room by room as if you are going to purchase it for yourself.  … (0 comments)

mineral wells real estate: Are Home & Land Prices Really too High in Palo Pinto County? - 08/06/07 02:08 AM
"Why are home and land prices so high in Palo Pinto County and Mineral Wells?"  This is a question that I get many, many times over the course of a week.  In actuality, our prices are not so high.  It is just that we are beginning to see and influx of people moving in from other areas of the state and country that are bringing in money to spend on higher priced homes, which in turn increases property values for all.  These new people are looking for land to build on and are not adverse to spending $5000 an acres for … (2 comments)
