The inventory levels are up and the volatile investor market has largely left the market or gone from the traditional single family hosing to the luxury market where there is more discounted homes and larger profit margins. The recent government shut down is going to tremendously effect financed buyers moving forward. As it stands, there are federally mandated portions of the loan process - 4506-T and the social security administration verification. Those 2 pieces of the loan process have come to a screeching hault because those 2 departments of the federal government have closed their doors. VA, FHA and conventional loans are still being processed. USDA underwriting department has closed entirely due to the shut down.

We do not expect to have another real estate bubble however because our market was so undervalued these past few years, we are making gains to reach the level of stability. Basically, we over corrected downwards and are trying to find that balance. Currently we have 14,999 homes on the market with 8,245 closing in July, 2013. That is 1.8 months supply.
