The American Recovery and Reinvestment Act (Recovery Act), enacted earlier this year, expanded two home energy tax credits: the non-business energy property credit and the residential energy efficient property credit. That means you can perform energy-saving home improvements and reduce your 2009 tax hit. The credit equals 30 percent of what you spend on eligible energy-saving improvements, up to a maximum tax credit of $1,500 for the combined 2009 and 2010 tax years. Once considered a fad, the going Green movement is growing. There are now several Green certifications available to real estate professionals. NAR's GREEN and Eco-Broker are two of the better known certifications out there.

I know this may sound like basic advice to many of you but it never hurts to hightlight a reminder:

This Month's Tips for a GREENER home:
Plant trees or shrubs to shade air conditioning units but not to block the airflow. Place your room air conditioner on the north side of the house. A unit operating in the shade uses as much as 10% less electricity than the same one operating in the sun. Don't place lamps or TV sets near your air-conditioning thermostat.
