There seems to be a little life left in the Macomb County real estate market.  No doubt the unseasonably warm weather the first few week helped.  Let's see what the numbers show in Macomb County during the month of January, 2007.  There were 6389 homes for sale as of the 31st of January, a 4% increase of 246 listings.  There were 469 happy sellers who had their homes sell during January, an healthy increase of 48 sales or 11.4%.  There have been an average of 509.33 sales/month over the past 6 months.

Let's look at the state of real estate in the Village of Armada.  There were 21 homes for sale as of December 31st.  Sales in the village were zero, zip, and nada.  There have been an average of 1.33 sales/month over the past 6 months.

= 15.8 Months of Supply, a very strong buyer's market.
 A slight drop in MOS primarily due to a couple of sellers who pulled their signs.  There are some great deals in Armada, including this one, but the buyers are still hesitant.

Let's look at the state of real estate in Macomb County through the end of December 2006.  There were 6143 homes for sale as of the 31st of December, a 8% reduction of 533 listings.  There were 421 happy sellers who had their homes sell during the month, an increase of 28 sales or 7%.  There have been an average of 572 sales/month over the past 6 months.

If you follow Southeastern Michigan real estate, you've probably heard that it's a buyer's market.  What is a buyer's market?   Simply put, a buyer's market occurs when there's a whole lot of sellers and comparatively few buyers.  We can use a tool called Months of Supply (MOS) to quantify how much of a buyer's market we are in.
