In the Northern New Jersey real estate market, an agent negotiates all the time. You negotiate for your clients (i.e. price, allowances, contingencies, timing, earnest deposit, payment of financing/closing costs, personal property included/excluded, deadlines, etc.), with other agents (e.g. referral fees and co-brokerage fees), as well as with third parties (i.e. attorneys, home inspectors, appraisers, title companies, etc.). Then when you become successful you can even negotiate with your broker (i.e. commission splits, monthly fees, advertising costs, etc.). If you are living or working in New York City or any of its five boroughs, I'm sure you have heard of the bucolic towns of Maplewood and South Orange, New Jersey. These two towns are considered sister towns and are on the Mid-Town Direct train line, which takes our commuter residents to NYC in a quick 29 minute express ride to New York’s Penn station. I am a Realtor in Maplewood and Short Hills New Jersey and my company, Coldwell Banker, is having its annual Business & Technology Fair next week. It’s a huge event being hosted at the Liberty Science Center in Jersey City. When I speak to clients who are looking to purchase a home in Northern New Jersey, in towns such as Maplewood, South Orange, Millburn or Short Hills, I often talk about the many creative community events that make these towns such a unique place to live, work, raise a family or just spend the day in. The annual Strawberry Festival, the Studio Art Tour, the Halloween Parade, the 4th of July Celebration and Maplewoodstock are among my favorites. I live and work in Essex county, New Jersey and it is notorious for its high property taxes. Despite this, towns like Maplewood, South Orange, Short Hills, Millburn, West Orange and Livingston have always attracted buyers. What I have found is that many newcomers don't know some basic facts about their taxes or their right to appeal them. Once you start digging for information, there are countless local community forums where you can find endless threads on this topic. Sites like www.maplewoodonline.com or Mothers and More. Patch.com has written countless stories on our area's high taxes and the recently proposed 2% (0 comments)

The majority of the homes in Northern New Jersey towns such as Maplewood, South Orange and Millburn / Short Hills were built in the early 1900s, sometimes even late 1800s. One of the pitfalls of buying these extremely charming, older homes, as many homeowners and homebuyers have come to discover, are corroding or leaking underground oil tanks. Dealing with a leaking oil tank can become a real headache. The good news is you can avoid it with a $250 application fee and some paper shuffling. After attending the 2010 NYC Rain Camp conference at the Marriot Marquis in Times Square I’ve been inspired to start my own blog on Maplewood, South Orange, Millburn / Short Hills, Springfield, New Jersey real estate! I live and work in these towns and have so much information to share… so why not?! The event featured some of the best minds (Brad Andersohn , Bob Stewart) in the Active Rain community and the amount of information they gave us to process was incredible.
