Many wonder why buy? I mean is it really worth it?? I can relate. The first time we ventured to purchase we were terrified! What if we bought and couldn’t afford it or something broke….what would we do?? My thoughts were very emotional and not at all in the direction of investment. Today my experiences tell me that the perks of buying far out weigh any hesitation I once had. As far as I'm concerned, Downtown St. Louis doesn't need St. Louis Center. There was a day when an anouncement regarding a major development downtown would generate a buzz downtown and people would be talking. Now, either anouncements have become white noise, or we just don't care. There have been so many big plans unveiled, so many ribbon cuttings, and so many projects that have given us what we want in regards to an urban environment. Indeed, based upon combined effects, this bit of news about the former St. Louis Center site sort of rubbed me the wrong way. The good (0 comments)

This new listing was very impressive for me once I got in and looked around. Having owned multi family buildings myself, I wasn't used to seeing one that had been cared for and updated so nicely. The field of real estate, like any other, is fraught with pre-concieved notions. I love watching HGTV, but one thing that television has a tendency to do is distort reality, even in (especially in) reality TV. Shows where buyer's look at 3 houses and pick one! Give me a break! It can take weeks to get to a point where the "top 3" are clear. One notion I had early on in my career was that real estate sales are seasonal. That season, in my mind, would last from about April through August. Surviving from September through March would depend upon how busy we were during the (5 comments)

Sometimes in life, I have to bounce off the proverbial "both walls" to find myself in the middle. The middle is often where I want to be in many respects. With this banking crisis, it was obvious to me and many others, that banks were off kilter for a long time. Focused only on profits and marginal underwriting, they had a wonderful strategy......if only the market continued. Now they're bouncing off the other wall of ultra-conservativism, making excuses and blaming. Last week, I put down a fair amount of information on the downtown real estate market and provided the sales information about the area. Two subjects that often come up in my day to day work with loft buyer's in St. Louis: The subprime mortgage meltdown and the number of new construction lofts downtown. Interestingly, the two subjects are related. The beast is that loft buyer's that sign contracts for new construction often times have a significant wait before the finished product is available. The lending industry is always changing its guidelines. It's a daily thing, but lately it's become more dramatic.
