The pool of sellers entering the market in West Savage is beginning to cool.  New listings are down, and total West Savage inventory remains well below average.  Typically we see an average of 25-28 listings in our West Savage marketplace during any given month.  Current listing inventory hovers around 16 - just 60% of the norm.

In Minnesota, new legal ground was broken in June regarding the applicable timelines and remedies available in the real estate mortgage foreclosure process.  On June 15, 2009, a law became effective (although it is not yet widely understood or frequently utilized) that allows a mortgage foreclosure sheriff's sale to be postponed for a period of five months.

For our West Savage neighborhoods, August has marked the most notable changes of the entire year in terms of inventory and sales.   These drastic changes are likely attributed to increased consumer confidence and a need to get families relocated prior to the start of a new school year.

Short sales - we are hearing more and more about them, as well as foreclosures.  What exactly is a short sale and how does this differ from foreclosure?

The Price Range Supply Analysis is one of my favorite means for gauging our local real estate market.   I would like to talk about our local housing market in particular, for December 2008. 
 The Southern Twin Cities Association of REALTORS® Housing Supply Outlook reports that the inventory of homes priced between $250,000 and $500,000 (which is the predominant price point of the West Savage market) is down an average of 21.95% from last year's numbers.   Simply stated, fewer people in the $250,000 to $500,000 price point are attempting to sell their homes at this time.
