The number of home sales pending is also slightly down in Acadiana from the middle of May when it was at 743. As of now, it is 735, which is still higher than what we have seen in the past few years. In June 2011, for example, there were 498 home sales pending in Acadiana. Today, we have that many sales pending in Lafayette parish alone.

While the percentage of foreclosures on the market has remained stable in Acadiana and went down a little in Lafayette parish, more of them are selling and at a faster rate. Since the beginning of the year, REO sales account for 18.8% of residential sales in Acadiana and 11.9% in Lafayette parish. When I wrote about the foreclosure market in December, REOs represented 13% of sales in Acadiana and 8% in Lafayette parish. Foreclosures also sell faster. Lafayette's foreclosure listings have risen slightly in the past few months while the percentage of bank owned properties sold has remained pretty much the same. In April, I wrote that the percentage of active foreclosures on the market was 4.75% for Acadiana and 3.3% for Lafayette parish. It is now 6% for Acadiana and 4% for Lafayette parish (it is 4% also for the city of Lafayette). Since April, the percentage of bank owned properties sold has remained stable. Home sales in September for Lafayette parish and Acadiana were very much like those of July. When compared to last year, September home sales in Lafayette parish were higher in 2011 than they were in 2010. There are currently 2406 homes available in Acadiana, up from 2394 last month and there are 1300 homes for sale in Lafayette parish, also up from 1252 a month ago. The good news here is that home sales pending are also on the rise. There are 513 home sales pending in Acadiana compared to 464 last month. Home sales bounced back in August compared to July and reached 200 homes sold for Lafayette parish and 322 for Acadiana. August home sales numbers look much better this year than they did last year. Again, we had the home buyer tax credit last year, which affected sales in the spring (on the up side) and the oil spill in the Gulf that likely affected sales in the summer months (on the down side). When compared to last year, home sales were down in October this year with 66 less homes sold in Lafayette Parish.
There are currently 283 homes pending or under contract in Lafayette Parish and 441 in all of Acadiana. These are home sales in Lafayette parish and Acadiana as recorded on August 4th in our Multiple Listing Service. Home sales were slightly up in August compared to last month.
If we compare home sales in Lafayette parish for 2010 with the numbers of 2009, there were less sales this year but the gap for sales in August is not as wide as it was in July.

According to the local MLS statistics, the foreclosure rate in Lafayette, LA and Acadiana remains low so far for 2009. Of the 1147 homes currently on the market in Lafayette parish, only 13 are listed as REOs (real estate owned) or approximately 1% while in Acadiana, a total of 50 properties are listed as REOs of the 2088 homes that are on the market (about 2%).
The average price for an REO in Lafayette parish is 118K ($70/sqft) while it is 76K in all of Acadiana ($46/sqft). Of course, because of their lower prices, REOs tend to sell faster. … (0 comments)
Home sales were up in Acadiana for the fifth consecutive month while they were slightly down in Lafayette parish for May (245 sales in May compared to 258 in April).
