I am always anxious to get to the place in a deal where the contingencies are released in writing. Do you release contingencies in writing? Is there a paper trail that tells that the buyers have accomplished their part of the deal, on time?
Sellers have every right to know that buyers are performing on schedule, and fully intend to close escrow. Buyers do not need to be under the impression that they need an 'out' right up until the transfer of the deed. That said buyers can exit a deal over a final walk through gone bad. Every once in a while I catch a glimpse of something that reminds me why I like life in the Ozarks so much. Like the scene below taken from the back deck of one of my listings.
You have to understand that we are accustomed to a quiet way of life here. Don't get me wrong though, we have everything you could ask for nearby. Over in Carroll County there are about 40 people per square mile. It is a bit more densely populated here in Benton County. Nonetheless we have lots of wide open spaces and green space. I attended the weekly MOTIVATIONAL sales meeting this morning. It was great. Of course I did what you might have done. I looked around the room thinking, definitely not Standing Room Only! Where are they I wondered? I was thinking about how the teachers that taught my kids always told me the parents they REALLY NEEDED TO SEE never showed up for parent teacher meetings...hmmm.

We've all had the experience. A client calls and it goes something like this, "Hey where's that email you said you were sending?" Or, "I called you last evening and you didn't call me back so I called Joe at Brand X he answered my question right away". 
Communication is a subject we often have to address as agents. When you list a property or work with a buyer what do you tell them?
I try to return client calls in less than 2 hours if AT ALL possible and emails by the end of the business day.
