Ok Pensacola here we come out to the Pensacola Seafood Festival that is. Be sure to check us out as we will be bringing you the Battle of the Bands from the downtown hot spots. With plenty of seafood from all over and over 47 booths it is really an exciting event. Crafts will be shown from all parts of the country. Enjoy the free tasting of the many beverages including German beer, homemade soft drinks, Cali's Coolaid and much more.

Freaky Friday is all about the freaky things, like here in Pensacola. We have a bridge here on Hwy 90 that has a ghost train that runs where the old railroad tracks were of 100 years ago. At night around 10 PM you can still hear a whistle ina faint distance supposedly marking it last run before plunging into the bay where all 18 passengers died.
And... here are to post that I found a little freakess and enjoyable.

Cantonment Rotary met today as the do every Wednesday at Scenic Hill Country Club. Today topic was about Escambia County Career Academies. With about 25% of the Escambia's job requiring a four year college degree the schools system came up with an alternative to just the four year process. ECCA prepares student while in High School and some even while in Middle School for the other 75% of the job market. Some astounding numbers were presented compared to regular HS students. ECCA students had a 10% higher grade average, 40% less dicipline rate, 0% drop out rate etc. You can … (2 comments)

Bob Brennaman Wrote a great post on Roth IRAs and investing in Real Estate, here is the link should you want to take a look Roth IRA 101. These are great investment vehicles and should in my humble opinion be used as much as posible. While I have found up until June of this year most investors setting on the fence or sticking to their tried and true, Tax Deeds. I can recommend two, Smyrna Baptist Church Pensacola, FL 32502 is an ole school church with a lot of very nice folks. The Pastor is Bill Adams who is young at heart but a down to earth tell it like it is preacher. You will absolutely love to hear him preach, it is straight from the heart and you can almost hear the lord in the background say "come on now give me more". Well as I have posted before and this will be the last on this home, but what a celebration. After 9 months my offer of $125,000 below the loan has been accepted and closing in a week. I have stuck to my guns from day one, the listing agent has had four offers, two to not qualify and two wanting too many concessions. I kept sending back over an updated contract ever month for nine months for a quick closing and buyer already qualified and willing to escrow $75,000 upon acceptance. Rent to own can be used when a buyer cannot get traditional financing or a seller can not get what he feels he should get. Like anything else in Real Estate it becomes what a buyer is willing to pay and a seller is willing to take.
Here is an example that I recently did, Buyer has a credit score of 522 and lender wants 10% down and 8% interest. The buyer shopped around and this was the best deal he could get without doing some work and getting his score up. Payment would have been close to $820 a month. … (2 comments)

Who knows what would have happened that fateful day if one man, Todd Beamer had not stood up and said those now famous words....
