Use the Lion as your example for how you should be in your business. The Lion uses all his strength even when the prey is a rabbit. So in your business you should be a Lion too. Small closings, a general inquiry, something that seems more of a distraction than actual business can pay unexpected dividends.
It only happens if you are a Lion. Face it a Lion is respected ,held in awe, and feared . You should be respected, and held in awe by your clients. You should be feared for your tenacity by your competition. So study the Lion.

Every other Tuesday the Big Canoe community has a multi agent multi-firm caravan. Even though some times it is tough to get there , it is well worth it. You get to see new listings in person. You get to network with other Realtors.
You get 15 -20 depending on the turn out price opinions on a property. You also get to talk about what you are looking for or hear that some one might be looking for something you just have listed.

Big Canoe remains one of the best communities to be in in the mountains period full stop. However real estate sales are sluggish. This is due to price points home owner fees and dues. In this tight economy folks are looking to cut corners. The question remains how is the value for the money ?
In Big Canoe the value is high but the money is, while not high , not low either. If you are looking in the mountains for a second home or a great first home consider Big Canoe.

As a Realtor the single most important thing we bring to the table is knowledge. In today's financing climate knowing your lender(s) is key. Do not be sucked in by programs and incentives from lenders you do not know. If you are going to use a new lender investigate them . Find out how they write loans and how they work. Talk to other Realtors that may have used them. If you have a solid mortgage specialist or broker make sure THEY are not shopping your loans to banks they have not worked with before.

So by now we all know Uncle Sam has taken in his 2 wayward children Fannie Mae and Freddie Mac . But as this a temporary situation what is the end game? There are a number of proposals out there.

There are a lot of great Mountain Lakes in the North Georgia Mountains. I am focusing on an area that is about 20 to 25 miles around. The first lake community is around Lake Fausett. Yes I love the mountains. My office is on the terrace level. So as I am working and looking out one of the windows there is a face looking back in at me. It is a juvenile Black Bear. He is standing next to the steps that lead up to my back porch. Cool right . But that is only one bear. So I look out the window and there are 2 baby bear cubs as well!!!

I answered a Q&A writer today. And it strikes me that folks making probably one of their biggest investment decisions do not use a professional Realtor. It just amazes me . For aches and pains you go to a doctor. For a car you go to a mechanic. If you are buying a used car for 2,000 bucks you say, "can I have my mechanic look at it?" One of the least expensive , peace of mind, things you can do when buying a home is to have an inspection. Now in Georgia unfortunately, you do not have to be licensed. But there are major associations and folks who have been working at this for a while. Your Realtor can help you in this area.
The inspection report usually has a caveat about being done on things visible. So what is invisible? Radon for example. If you are worried about mold that too. So remember the level you go to with inspecting a home is often up to you.

If you have read some of the blogs posted on Active rain that relate to Markets you will see that the Atlanta Market is one of the growing ones. What this means is that North Georgia is growing.
Now if you could have the advantages of a large city with living in the mountains wouldn't you. Given the ability to telecommute living in the mountains is becoming more and more a reality. Also as office space grows at a much faster rate out side Atlanta commuting becomes easier from the Mountains to the Northern office parks than from Atlanta out

There are a couple of things I think people over look when deciding to buy or not to buy. There is fear in the market for sure. But Donald Trump and Ted Turner got there starts in markets like this. There is a school of thought on Wall Street that says since most people lose money in the Market you should do the opposite. So buy when others are selling etc .

Many communities have amenities. Some are gated. Some have golf , some have pools and tennis. Some are loaded and some are not. In some cases you pay whether you use them or not. In other cases you are Ala Carte. The raging question is, What are the amenities worth?
This question usually rages around the time something needs to be paid for or if there is a proposal to add things that all are paying for.

There have been a ton of blogs about the new housing bill. After all there should be as this is a real estate oriented network. There are volumes of blogs about government bail outs taxers etc etc. Basically I read a bunch of stuff that is anti- bailout. I am generally anti- Bail out too. But there is one bail out NO ONE IS BLOGGING ABOUT.

One of the sleeper communities in our North Georgia Mountains is Talking Rock creek Resorts. It is directly across from Carters lake. Some lots have great views. Some lots are on the creek itself. I read many Q&A's here on active rain. I respond to some. What stikes me is how people save a little money and how that costs them a ton later on. Here are some common problems that hopefully yoube avoid
1 The quitclaim deed. This is my favorite. The qiut claim deed can be filed 100 percent correctly and you still may not have clear title. All this deed does is convey title.
