Yesterday we cranked up the wood burning stove. I went outside for more wood and smelled the air. Said to myself, "who is having a fire?" It was me !!! Days in the 60's and 70's with low humidity and blue skies are what is happening in the North Georgia Mountains now. At night we are dipping into the 50's and some places further North in the 40's. This is why it is festival time in the mountains and also a great time to look at property. Hope to see you all at an Octoberfest !!!

In days not so long gone by Realtors were necessary. People drove around and saw signs. They called a Real Estate agent who was listed on the sign. In each Real Estate office there were books of listings that Real Estate folks had access to. The buyers came to those brick and mortar buildings. Real Estate folks had big cars to drive families around and look at homes. When you decided on a home you went to your bank put 20 percent down, unless you were a veteran, and away you went.

I had three foreclosure closings this week. All three of them involved pain. I represented the buyers in all three cases. Here are some things to look out for.
1 If you are doing a USDA loan allow yourself AT LEAST 45 days from the binding agreement date to the closing date. USDA is still catching up with their funding back log. And unlike normal sellers getting banks to extend is a problem which defies reason

This coming weekend is the Marble festival in Jasper Georgia. Jasper is the marble Capital of the U.S. Much of the mable in our Federal Buildings and even around the world comes from Jasper. Thanks to my ActiveRain blog the following happened. A couple of weeks ago I attended the FMLS show in North Atlanta. It is a very big real estate show here. In these tough times one has to consider the well being, financially, of a community as well as it's beauty. The community of Big Canoe is in good shape. The delinquency rate on POA dues is less than 2 percent. Also we have voted to reallocate money from our dues to go toward debt retirement and a capital reserve fund. Big Canoe in the past has, in my opinion spent more than it should on projects. Not only do we work in Big Canoe but we are called out to Dawson and Pickens county to assist. The Pickens Board of Real Estate meeting this month was a little more interesting than usual. We had a guest speaker, Tom Cunningham, from the Atlanta Federal Reserve speak. Tom is a VP with the Fed and is in Charge of research and development as it relates to real estate. So his talk was much anticipated. You folks are creating rules and regulations in a Vacuum. You continually change them because after they are put into effect they bomb. So JUST ASK. I know you mean well, yes I believe that, but you are screwing up.

The active community of Big Canoe had its annual Hope House Charity Tennis tournament this past Saturday. I am proud to say that the All Mountain Realty Banner hung on the courts as we were the corporate sponsor. Hope House is a charity dedicated to helping at risk children. It is open 24 hours a day and needs charitable contributions.

One of the great things about the mountains is you never know what you are going to see through a window while working on ActiveRain. I saw these guys and ran upstairs to get the camera. Got them Just as they were leaving the yard. This family has been through our yard before and the cubs are just adorable. This picture is in the gated community of Big Canoe. When was the last time you looked at your fire extinguishers ? Yes I know you change your smoke alarm batteries when we change the time. But consider that if you living in the mountains it may take a while for the Fire department to get to you. So you should have a couple of good fire extinguishers. These should be charged( The arrow usually in the Green). Also look at what they are rated for. This is equally important. You want something that will work with a grease fire as well as an electrical fire.

Recently I had some folks put an offer in on a home. The offer was good . The home was a foreclosure. We expected a counter offer. We got one . It was from the Bank at 900 less than asking price. So what is in a counter offer? Some times an insult. When an offer is not "low ball" there is often an expectation that the other side will not be silly and try to play "hardball"
