No matter how tough it gets sometimes looking out my back window and seeing these clouds cheers me up. In a way the clouds are the mountains breathing much in the same way you would see your breath on a cold day. The mountains themselves live and breathe through storms and sunshine. Land sales are a large part of our business in the mountains. By all accounts land sales are really really slow. Some communities have a 2 year inventory at the current rate of absorption. There are 3 things that effect land sales here.
1 Investors. In the not so long ago days of easy money investors could buy land to hold for investment with less than good credit for very little down. Those days are over. So the easy money that fueled speculation has dried up slowing the land markets price increases incredibly

So what is happening in our North Georgia Mountains?
1 Unemployment has gone up to almost 10 percent. This is rare for us. But key industries like the carpet industry are slow.
2 Tourism on the other hand seems brisk. Folks are not traveling as far as they used to. So people from Atlanta and even North Florida are vacationing in the Mountains.

The North Georgia Mountains are feeling the effects of the slow down in the economy and the bursting housing bubble. But unlike many other areas we did not have that big a bubble to burst to begin with. While other areas grew at 50 percent a year or better over 3 years we averaged a 10 percent growth in prices. What that means is we saw a 30 plus percent increase in prices for 3 years. Now if you bought 3 years ago and are selling today you are down about 10 percent in price. There are a lot of mixed messages in the media today. The big DUH is that we have been in a recession for a year. Tell me something I didn't know!!! One of the other messages is prices of homes are declining. A third, since I said mixed messages, is that interest rates are falling.

Yesterday I attended a meeting of my local board of Realtors. The speakers were bankers and they confirmed a lot of what I knew, hoped, to be true. There is money out there.
FHA is alive and well. For those of us in rural areas there is USDA (100 percent financing) . There is VA as well. Conventional loans can be had at 10 percent. So what is the problem?

A lot of folks when they think of gated communities have a very different impression than the photo above. While I do not have the "National Geographic" Wild life camera I was able to take this photo from my front porch. You could hear the clucking sounds and see the Turkeys walk through the area.

I am just now coming in from a great Octoberfest in Big Canoe. Plenty of good food. Plenty of good beer. And plenty of music and vendors. The best part is it was all free. So you could walk around and see your friends and neighbors for nothing. Many remarked that despite the economy folks seem to have their wallets out for beer and brats.

Pickens and Dawson counties are at the Southern edge of the mountains.  For Pickens county
2007 sales   2008 sales            price 2007                 price 2008
688 sold     290 (YTD)             166,5000                    150,000
Dawson County
473           268 (YTD)             185,000                      177,000'
These numbers come from our MLS so they will be a little short on actual sales. However the proportions and the trends remain constant.

The Federal Reserve in a surprise move cut interest rates by 1/2 a point. This leaves the Fed Funds rate at 1 and 1/2 percent.  What this means is that borrowing money should get cheaper. The bailout has made it easier. Lets talk economics.
In the housing market there is the notion that NOW is a great time to buy. Even in the media I am hearing it. Rates may drop some for loans. Our market may start to pick up. We are starting to see activity grow. But all is not great.

Recent events have left some folks confused over the bail out. They thought , hey of we pas this bill things will get better. So why is the market down and doom and gloom economic number coming from every where ?
The politicians did a good job with this bill in the end. The first time it died. In the end they said it was good for main Street. By extension you thought that is you and me.
