Fall is in the air here in our North Georgia Mountains. Leaf season is about to be in full swing. The lakes in Big Canoe are starting to show color around them. This first Laske is Lake Petit. Over 95 acres. You can see the colors start to change.

The mountains are great. But a lot of times they present challenges to folks who like to walk or want to get back into shape and walk. In Big Canoe we have over 100 miles of hiking trails. One such walk is McDaniel Meadows.
McDaniel Meadows is a wild flower meadow. It has been planted and trails that are gravel lined have been placed through it
Even in the dog days of Summer there are many flowers to see when walking Through the meadows

The mountains are really beautiful this year.There are some things you should do to take care of yourself while traveling in them
1 Always walk in pairs. You may think if you twist and ankle on a wooded hike you can use your cell phone for help. I am here to tell despite what you see on TV with the guy in the Crowd Or C Z Jones coming to your do or there are a lot of dead spots.
2 Always carry water and some power bars. Hikes up and down hills over tough terrain take longer than you think.

Ever have one, or more of those days when;
1 Your Internet connection resembles a Duncan yo yo at work
2 You are rushing to a showing and forgot your lock box key
3 You get to the appointment and the lock box is combo even though your mls says it is electronic. Of course the other agent does not answer the phone.
4 The soil test fails on a land deal
etc etc etc  So how do you stay sane?

Even in a thunderstorm the beauty of the North Georgia Mountains provides a moment of peace, tranquility and sanity

It has been raining a lot in the South lately. But out of the mist and clouds there are some bright spots. This picture is a fully opened Mountain Laurel in the mist
You can see the mist around this picture. The Laurel stands out almost as if it had a light on it. (It doesn't) Remember growing up and waiting for summer corn or Jersey Beef steak tomatoes, or cherries? This is all pre globalization. Well Mountain Laurel here bloom every year. But every second year they are better. This is the second year

A very famous movie , Sgt York, with a very famous actor Gary Cooper is a classic. For those of you who remember the movie The whole trouble York got into was over a piece of bottom land. Land sales right now are terrible where I am. 3 years ago for every home I sold I sold 4 pieces of land. Today the ratio has turned the other way. Why?
First there is the financing. Lenders do not want to lend on land. It is easy to walk away from. So they want more money down and often rates are up to a point higher.
Second in so many cases it is less expensive to buy an existing home than to build. So construction loans again want more down and are interest rated higher.

I posted the lower falls in the nature valley the other day. If you walk about a mile through the wood you climb gently to the upper falls. in Big Canoe. Now there are also the Nancy Wolmack Falls here to. Beautiful woods. The sound of rushing water and privacy. I hope you remembered your picnic basket. Doesn't your neighborhood have 3 sets of falls? Currently in North Georgia land sales are slow. The reasons for this is are clear.
1 Investors have become skittish or in fact were over extended and have been forced to pull back
2 Land loans are not as easy as they once were
3 People are not buying as much to build as the inventory of existing homes is high, and priced well.
4 Construction loans are harder to get than conventional loans
