canton homes: Foreclosure rate still high
- 08/31/09 05:46 AM
The national foreclosure rate reported today is still high. As of this time today the markets have reacted in a negative way. So what is the problem? The Government bail out program and loan re-modification programs have actually worked! Some of these programs were started by the last administration and modified and expanded in this one. So again the question is, what is the problem? The problem pure and simple is the lagging indicator in a recovery called the unemployment rate. Folks who are in trouble now are folks without a job . These folks do not qualify for modification. They

canton homes: Land for Sale
- 08/29/09 10:23 AM
We have a unique opportunity here in the mountains. We have some good flat land for sale. We have a 9 acre tract at 10k an acre firm. This is relatively flat and not heavily treed. It would make a good horse farm. We have 28 acres 1/2 in pasture at 13000 an acre . This tract has county as well as well water . We have smaller flat tracts at 12-14k an acre . These are 2 plus acre tracts. What makes them unique is they are relatively flat and are good builds. For more information call us at 706

canton homes: Let's hear it for us !!!!
- 08/20/09 09:22 AM
Our board of Realtors is very active in the community doing many things to help. In general even the community I live in is very active in the county. Today at a meeting it was announced that per capita Pickens County had more volunteers involved in the community than any other county in Georgia ! But wait, the good news does not stop there. We are actually number 3 !!!! in the country. This was great news. I am a volunteer for governance and the fire department where I live so I am doing my part. Many of the communities here

canton homes: Motivational Monday
- 08/10/09 06:30 AM
The following 2 quotes caught my eye and for the first time I thought I would participate in Motivational Monday "It's hard to lead a cavalry charge if you think you look funny on a horse" Adlai Stevenson I love this quote because in our business it is so true. You really do have to believe in yourself in order to get others to believe in you. AND "If a free society cannot help the many who are poor, it cannot save the few who are rich." Lyndon Johnson Positive energy for me is the name of the game. It

- 08/07/09 03:37 AM
Jerry Hynes aka to us up here as Hynes in the pines is a quality mountain builder. Jerry owns his own company . His attention to detail and the way he warrants his product is second to none. Unlike big tract builders Jerry is small enough to monitor all the projects he has going on. Jerry has a small office in Marble Hill Georgia where he meets and designs for clients. This photo is of the inside of the office. From the time you walk in you get the feeling you are working with a real pro. Jerry may not

canton homes: It is Sad....
- 07/29/09 09:13 AM
I am I guess now an "Old Guy". I am not sure when this happened. I suspect it did not happen all at once. I am sure many of you reading this blog can empathize with me. I know I am an old guy because I am 6 foot 4. This is important because when I was a young guy in stores people would say ,"Hey Sonny can you reach this for me." I was a top shelf guy. That changed to Mister and now it is Sir. It is a joke in my house. Whenever my wife wants something that

canton homes: The Rush ! (My Prediction)
- 07/23/09 01:17 AM
I am going to make a prediction. Yes I really am the illegitimate child of Nostradamus 14 generations removed!. Or at least some one who watch the amazing Karnak on Johnny Carson. Here it is . Many, many, many, buyers are going to get shut out on the 8k credit because they are going to wait till the last minute. Closing attorneys and banks are going to be even more backed up in this rush and the deadlines are going to be missed. Unless of course the government extends. But the crystal is cloudy on this subject. So tell the fence

canton homes: Community buying
- 07/19/09 05:51 AM
I work with a lot of buyers here in the mountains. The following advice is for those looking to buy in communities. Community living is great. Whether you have a lot of amenities or few amenities community living offers a lot. Some communities are gated others are not. So the first thing to know is generally in gated communities you pay for the roads. If the monthly dues are zero or very low and you are in a gated community then down the road,no pun intended, you could be faced with a nasty assessment surprise. The second thing to look at

canton homes: The second home Market in the Mountains
- 07/19/09 05:41 AM
Right now the second home market in the North Georgia Mountains is a buyers market. Sales are generally below last year. Overall about 15 percent down. However prices are still relatively stable although trending lower. The big dip is in the second home market. There are 2 trains running down the real estate track here. One is the first time buyer market. That market is brisk. Prices are good. Interest rates are good. Inventory is good.Homes are seeing multiple offers and good homes are moving well. The second home market or even the retirement home market is sluggish. Reasons for this

canton homes: Helping Buyers
- 07/19/09 03:31 AM
A Realtor saves you money. If you are buying a home and working with the listing agent you may not know to ask 1 When was this home listed? People always ask because if they think the home was on the market for a long time they can get a better deal. But in Georgia in order to get the 600 a year for 3 years tax credit the home has to be listed before May 11 2009. Savings over 3 years 1800 2 You have till the end of the year to get the first time home buyer credit. Wrong

canton homes: Anticipation
- 07/15/09 12:46 AM
The gathering of storm clouds in the mountains is really the definition of Anticipation. You await what is to come. The storm brings violence and the threat of fire through lightening. It is also noisy as windows shake to the sound of thunder. But at the same time the storm brings rain. Rain water is life to plants, animals, and us. After the rain the earth says thank you with green and growing things. The smell of the earth in the woods after a rain is one of life too. The process shows natures duality.

canton homes: Mobile, Agile, and Docile.
- 07/07/09 10:01 AM
Today was agility test for fire fighters. Now I am 60 . Can't believe it! Our test is State mandated and so as this was my first one I was a bit nervous. After all I am competing with "kids" We had 7 minutes to complete it. Our fire chief believes the State test is too easy so he added difficulty . I finished in 3.31 minutes I had 7 minutes to finish in !! Yes I am mobile and agile. The photo below is afterward, hence the docile. Let me tell you something , those pants weigh at least 10

canton homes: Buying in the Mountains
- 07/05/09 10:18 AM
If you are coming from a city or a flat area and want to buy in the mountains here are some things to remember If you say you want a view then you probably are going to have to climb up a mountain. Now you do this in your car but folks often get scared of the climb. Views come with being out in the woods. You will not be able to walk to the store. You could have neighbors but probably will not see the, So finding nature sometimes is not what you are after. Do not discount gated communities.

canton homes: Next time grab the camera!
- 07/05/09 09:57 AM
Linda Carrig, who is an ActiveRain member, heard a big noise on her deck. She has a Boxer and a Great Dane and they were barking up a storm. She opened her back door and both flew outside. The source of their concern was a Bear on Linda's back deck pulling at a bird feeder. Now Linda's back deck is a good 2 1/2 stories off the ground. The bear shimmied up a couple of deck posts and was outside the deck railing reaching for the feeder. The dogs went after the bear. The bear swiped at the dogs. Linda grabbed

- 07/04/09 02:14 AM
The Army Jazz band performed in the out door amphitheater here in Big Canoe. The concert was free. Donations were taken at the door for the USO. A great time was had by all. As you can see it was a packed house. The band was great and there was singing as well. We were brought to our feet many times As you can see the concert was enjoyed by young and old. The concert went well into the evening. 2 weeks ago in the same venue we had Banks and Shane do their tribute to the Kingston

canton homes: Take care in the mountains
- 06/21/09 12:42 PM
The mountains are really beautiful this year. There are some things you should do to take care of yourself while traveling in them 1 Always walk in pairs. You may think if you twist and ankle on a wooded hike you can use your cell phone for help. I am here to tell despite what you see on TV with the guy in the Crowd Or C Z Jones coming to your do or there are a lot of dead spots. 2 Always carry water and some power bars. Hikes up and down hills over tough terrain take longer than you think.

canton homes: Ghosts of the Forest photo
- 06/09/09 07:46 AM
If you are quiet when you walk you are often treated by nature. These are the Ghosts of the forest I call them Ghosts because you can hardly hear them moving. Just a gentle rustle in the woods and as you look you catch the movement. I find animals in the forest have a noise level in reverse to their size. When you are walking you hear noise like a mountain lion is coming through the woods. Guess what it is almost always 2 squirrels chasing each other. Or one squirrel rummaging for food. Then you her4 a gentle rustle and

canton homes: The Sentinel
- 06/06/09 09:24 AM
The old homestead stands silently as a sentinel over looking fields and the pristine Etowah River. For 11 years I have been driving down the road that the sentinel stands watch over. The old homestead is in Cherokee county . Near the Etowah river. It conjures up images of native peoples who no longer live on this land. It is in fields and was obviously a farm house at one time. Who were the people who farmed there and raised their family? A few years ago a for sale sign appeared on the land. The acreage that the sentinel stood
