All Mountain Realty is currently working with a seller who has 225 acres to sell. The land is on the Tennessee Georgia border. The land has been divided in to lots as small as 6 acres and as large as 36 acres. This is great rolling land with many lots having solid mountain views. Some of the lots have already sold for as high as 7900 an acre. A buyer looking to buy the whole tract could do it for 2400 an acre. In this post in the series we are going to cover the "tools of the trade." I am not talking about lock box keys and things we all have in common. But let's talk about things a mountain Realtor should have. 1 A compass. This is a really important gadget for a mountain Realtor. You are standing on a deck looking into the mountains with a buyer and they say. "What direction are we facing?" If you think you are going to look for the moss on the North side of the trees forget it Hawk Eye. That does not work. (4 comments)

The mountains are great. But a lot of times they present challenges to folks who like to walk or want to get back into shape and walk. In Big Canoe we have over 100 miles of hiking trails. One such walk is McDaniel Meadows. McDaniel Meadows is a wild flower meadow. It has been planted and trails that are gravel lined have been placed through it Even in the dog days of Summer there are many flowers to see when walking Through the meadows

Land sales right now are terrible where I am. 3 years ago for every home I sold I sold 4 pieces of land. Today the ratio has turned the other way. Why? First there is the financing. Lenders do not want to lend on land. It is easy to walk away from. So they want more money down and often rates are up to a point higher. Second in so many cases it is less expensive to buy an existing home than to build. So construction loans again want more down and are interest rated higher. So why is it a (2 comments)

I am a transplanted New Yorker.I have been here almost 24 Years. Each section of the country has it's beauty . But it also has a uniqueness that adds the human touch to an area. The picture below is a typical North Georgia Mountain store. You can tell by the Chimney and the wooden structure that the building has been around for a while. It is a Health food store. now aside from the appeal of the building there is a certain incongruity to this photo that is uniquely Southern. We are what our name implies. A mountain real-estate company. We work in the North Georgia Mountains. We have posted blogs about our mountains in the past. I am writing this post to reviews a couple of important points. 75 million baby boomer's are retiring. The number 2 destination is the mountains. Georgia has been in the news as ,other than the Atlanta water problem, a very good and affordable place to own in. In these tough times selling someones home is great. If you are looking for property in the North Georgia Mountains, or property in the mountains period, you should see Big Canoe. Big Canoe is one of Georgia's premier mountain communities. Big Canoe is almost 10,000 acres. It has 1/3 set aside green space. It is gated and has security. But this is only part of the story. Big Canoe's location is important. It is at the Southern edge of the Smokies. In fact it faces the starting point of The Trail that takes you from Georgia to Maine. You are also only 50 miles away from the Northern edge of Atlanta.
