For many of you you have seen on TV the devastation that the ice storms this year caused. If you are in Big Canoe near the top or on Monument Road in Pickens and Dawson County you have seen downed power lines and snapped trees. It almost looks like a tornado has gone through the area. This brinks me to the point of the post. When you are choosing a location you do not have to live on the tip top of a mountain. I am at 2500 feet and have a great view as well as cool and wonderful summers. (9 comments)

In this post in the series we are going to cover the "tools of the trade." I am not talking about lock box keys and things we all have in common. But let's talk about things a mountain Realtor should have. 1 A compass. This is a really important gadget for a mountain Realtor. You are standing on a deck looking into the mountains with a buyer and they say. "What direction are we facing?" If you think you are going to look for the moss on the North side of the trees forget it Hawk Eye. That does not work. (4 comments)

Land sales right now are terrible where I am. 3 years ago for every home I sold I sold 4 pieces of land. Today the ratio has turned the other way. Why? First there is the financing. Lenders do not want to lend on land. It is easy to walk away from. So they want more money down and often rates are up to a point higher. Second in so many cases it is less expensive to buy an existing home than to build. So construction loans again want more down and are interest rated higher. So why is it a (2 comments)

Currently in North Georgia land sales are slow. The reasons for this is are clear. 1 Investors have become skittish or in fact were over extended and have been forced to pull back 2 Land loans are not as easy as they once were 3 People are not buying as much to build as the inventory of existing homes is high, and priced well. 4 Construction loans are harder to get than conventional loans Given all of the above if you are looking for great land deals, Now is the time to buy. One of the sleeper communities in our North Georgia Mountains is Talking Rock creek Resorts. It is directly across from Carters lake. Some lots have great views. Some lots are on the creek itself. What makes this community a sleeper is that it has had a few starts in life. But now it seems that they have a grip on what they want to be. All the lots are 1 plus acres. Many are very buildable. The good news is we at All Mountain Realty have lots starting as low as 28,000. These are in some cases great view lots. If (0 comments)
