The Forest Lakes market remains virtually unchanged in the past week. Information from our local CAAR Charlottesville Area Association of Realtors MLS indicates that out of  approximately 1,400 homes in the Forest Lakes neighborhood there are just 23 homes for sale, only 3 of which are deemed distressed properties, and just a scant few for rent. In the past month there have been 5  Forest Lakes homes go under contract, while in the past three months there have been 23 homes go under contract. Not much change since last week. As of today July 17th there are 1,143 homes for sale in Albemarle County. Since July 1st there have been 36 go under contract or about 2 per day. So that means that there is about a year and a half of inventory. I think that's a buyers' market.
However, all real estate is local. Certain areas like the Forest Lakes neighborhood are fairing quite well. Right now there are 21 homes for sale in Forest Lakes, that's out of 1,400 homes in the neighborhood, and 8 have gone under contract in the … (1 comments)

charlottesville: Forest Lakes Single Family Homes Sales Triple Since Last Year !! - 06/22/10 07:33 AM
They say all real estate is local. Well if our local Charlottesville Forest Lakes neighborhood market is indicative of market trends then the market is looking good. Between the period of 1/1/2009 and 6/20/2009 there were 11 sales of single family homes. This year in the same period there have been 34 sales of single family detached. Also looking at the combination of attached and detached homes over the same perion the sales have doubled from 23 to 52.

A while back I was wondering how the real estate market was doing in my old home town Indian Rocks Beach, Fl. So I did as anyone would, I Googled Indian Rocks Beach real estate. I found a site that had a search tool like none I had not previously seen. It showed all the current listings on a map. When I moved my curser over the listings the most pertinent information along with a photo would pop up. No clicking necessary. Note this screen shot.

In a few short weeks summer will be upon us. For those of us in the northern Albemarle county area there is a great alternative to lying around making your own gravy. Chris Green Lake, which is just a couple minutes from Charlottesville Albemarle Airport, offers boating, swimming, fishing, hiking, and picnicking.
Hours of operation are daily 12:00pm to 7:00pm. (from Memorial Day weekend through the summer swim season, except on the days when Albemarle County Schools are in session).
Canoe rental is $5,00 per hour (cheap).
Fishing: A Virginia State Fishing License is required. A wheelchair-accessible fishing pier is available.  … (2 comments)

The Bozart Gallery in Charlottesville VA is displaying a new exhibit celebrating women in the arts. 
"The Minds Wide Open" exhibit features artwork of women and by women. All of the pieces come from central Virginia artists. "The Minds Wide Open" exhibit will be featured in more than 350 galleries statewide. It will be on display at the Bozart gallery on the downtown mall through the end of the month.
