Information from our local CAAR Charlottesville Area Association of Realtors MLS indicates that out of  approximately 1,400 homes in the Forest Lakes neighborhood there are just 23 homes for sale, only 3 of which are deemed distressed properties, and just a scant few for rent. In the past month there have been 5  Forest Lakes homes go under contract, while in the past three months there have been 23 homes go under contract. They say all real estate is local. Well if our local Charlottesville Forest Lakes neighborhood market is indicative of market trends then the market is looking good. Between the period of 1/1/2009 and 6/20/2009 there were 11 sales of single family homes. This year in the same period there have been 34 sales of single family detached. Also looking at the combination of attached and detached homes over the same perion the sales have doubled from 23 to 52.

A while back I was wondering how the real estate market was doing in my old home town Indian Rocks Beach, Fl. So I did as anyone would, I Googled Indian Rocks Beach real estate. I found a site that had a search tool like none I had not previously seen. It showed all the current listings on a map. When I moved my curser over the listings the most pertinent information along with a photo would pop up. No clicking necessary. Note this screen shot.

Home prices could shoot up in a hockey stick recovery if builders can’t “meet pent-up demand once excess inventories are depleted.”  The sentiment is joined by analysts who believe that a housing shortage could be a reality as the job market rebounds and people re-enter the market. In the meantime, however, housing starts sagged 10 percent in May and building permits fell to a one-year low. The “State of the Nation’s Housing” study from Harvard University’s Joint Center for Housing Studies predicts household growth could approach 15 million from 2010 to 2020, thanks to the emergence of the echo-boom and baby-bust generations.

The weather today is supposed to be beautifu with blue skies, lots of sun and temperatures in the mid forties. What a wonderful time to record the Olympics, get out of the house and look at some interesting open houses. There are five open houses in the neighborhood today including town homes and single family.

As of today 0/27/10 there are 42 homes for sale in Forest Lakes. That is only slightly higher than historical levels of this time of year. Considering that there are about 1,400 homes in Forest Lakes, 42 for sale represents only about 3%. Check out the current inventory. Whether you are an investor buyer, a regular buyer, or a potential seller. This is the time to enter the market. real estate: Pets and equity - 02/03/10 04:05 AM
I wonder if it's possible to quantify the equity cost of a pet. By a pet I mean a dog or cat, although our feathered friends should be included. It's been my experience over the past few years that there seems to be an increase in the percent of buyers with at least one family member with pet allergies. It's not uncommon to go up to a listing that has no outward signs of pet ownership, open the front door, walk in and have the client turn around and imediately exit. "I can't go in there".
