They say all real estate is local. Well if our local Charlottesville Forest Lakes neighborhood market is indicative of market trends then the market is looking good. Between the period of 1/1/2009 and 6/20/2009 there were 11 sales of single family homes. This year in the same period there have been 34 sales of single family detached. Also looking at the combination of attached and detached homes over the same perion the sales have doubled from 23 to 52.

va: A Better Way to Home Search - 06/19/10 06:51 AM
A while back I was wondering how the real estate market was doing in my old home town Indian Rocks Beach, Fl. So I did as anyone would, I Googled Indian Rocks Beach real estate. I found a site that had a search tool like none I had not previously seen. It showed all the current listings on a map. When I moved my curser over the listings the most pertinent information along with a photo would pop up. No clicking necessary. Note this screen shot.

I can't imagine a better place to spend a summer vacation from school than working at one of the beautiful Forest Lakes pools. The Bozart Gallery in Charlottesville VA is displaying a new exhibit celebrating women in the arts. 
"The Minds Wide Open" exhibit features artwork of women and by women. All of the pieces come from central Virginia artists. "The Minds Wide Open" exhibit will be featured in more than 350 galleries statewide. It will be on display at the Bozart gallery on the downtown mall through the end of the month. As one who has experienced an 8.9 shaker in Shemya Alaska in 1965, I am acutely aware of the pure horror one experiences when terra firma turns to jelly. So I wondered, are we safe here in the Charlottesville area? The short answer is yes. Though we are in a seismically active zone, quakes here are relatively frequent, but generally small. The central Virginia Seismic Zone is a region of persistent seismic activity in the Piedmont province covering approximately  3,000 mi2. The weather today is supposed to be beautifu with blue skies, lots of sun and temperatures in the mid forties. What a wonderful time to record the Olympics, get out of the house and look at some interesting open houses. There are five open houses in the neighborhood today including town homes and single family.

As of today 0/27/10 there are 42 homes for sale in Forest Lakes. That is only slightly higher than historical levels of this time of year. Considering that there are about 1,400 homes in Forest Lakes, 42 for sale represents only about 3%. Check out the current inventory. Whether you are an investor buyer, a regular buyer, or a potential seller. This is the time to enter the market. va: Charlottesville, Forest Lakes, 7 foreclosures and one short sale - 02/24/10 02:20 AM
There are now eight distressed properties in Forest lakes (that link only good for a week). That's more than we have ever seen before. Still considering that there are about 1,400 homes in Forest Lakes having less than 1% as distressed properties is not bad.  The below photo shows Forest Lakes North, the Charlottesville Albemarle Airport and the Blue Ridge mountains. Call me if you are looking for a deal.

One can't help but notice all the walkers and runners enjoying the scenic paths and streets of Forest Lakes. And no wonder Albemarle count is ranked the 4th healthiest in the state. The study, by the Robert Wood Johnson Foundation and the University of Wisconsin Population Health Institute, looked at factors including how long and well residents lived, social and economic factors and how much access people had to health care.

va: Forest Lakes Pool ready for action - 02/22/10 03:50 AM
Now doesn't that look tempting? It's hard to believe that in just fifteen weeks that snow will be replaced by bathing suits. Not showing here is the ninety foot water slide, which when covered with snow and ice appears ready for an Olympic luger. Forest Lakes has two pool and tennis clubs, but this is the only one with a water slide.

It's all over the news, Boulder, CO is the happiest city in America. Well congratulations Boulder. I of course immediately wondered just where my beautiful Charlottesville, Va stood in the rankings. After all Charlottesville has on many occasions been nominated as the best place to live in the good ole US of A. Well I checked their findings only to see that Charlottesville, VA isn't even ranked in the top 162. You gotta be kidding.
