buying a home in maryland: Avoid the Rental Trap in 2022 - 03/29/22 09:30 AM
I was a tenant in a month-to-month rental situation paying $1900 per month, that same townhome is now for rent for $2200.  In October I bought my own home and now my monthly mortgage is $1714 per month and I get a tax deduction for interest, taxes, and PMI.  And, I rent a couple of rooms out so my monthly commitment is even less than that.  Why are you still renting?
Are you one of the many renters thinking about where you’ll live the next time your lease is up? Before you decide whether to look for a new house or … (1 comments)

buying a home in maryland: Buying or Selling a Home? - 02/03/22 10:07 AM
Buying or Selling a Home?
Are you thinking about buying a home?  The spring market is just around the corner and the number of houses on the market is lower than it has been in past years.
Houwzer's agents are either Buyer's Agents or Listing Agents.  We are salaried so we are completely focused on your home buying and selling needs, not the commission.   If you are buying a home your agent is paid for by the seller, so it doesn't cost you anything to be represented when purchasing.  Also, did you know you can buy a  home with little or no money … (1 comments)

Selling and Buying Your Home in Maryland During Covid-19
In challenging times like these, I want to stay connected with everyone and keep you updated on the current real estate market. Although Long & Foster’s offices remain closed to the public, we are still here to serve all your real estate needs – while making your health and safety a top priority.
We’ve found there’s still a demand for housing, although some consumers have hit the pause button on purchasing or selling a home. Properties that are temporarily off the market, for example, have increased, but consumers continue to browse online for homes.

buying a home in maryland: A Great Time to Buy or Sell a Home!! - 04/21/20 08:06 PM
It's a Great Time to Buy or Sell a Home!!
In Maryland it's a great time to buy and sell a home.  Interest rates are at an all time low, many of us just got a boost (stimulus check) and Realtors, Banks and Mortgage companies are essential and ready to help make your dreams of owning a home a reality!!  If you already own the home of your dreams, it may be a great time to refinance that castle into a lower monthly payment too!!
I listed an affordably price townhome last week and got multiple offers.  The inspection is complete and repairs … (2 comments)

buying a home in maryland: Happy Valentine's Day & Happy Cream Filled Chocolates Day - 02/14/19 03:25 PM
Happy Valentine's Day and Happy Cream Filled Chocolates Day
How appropriate!!!  On the National Day of Love  to also celebrate National Cream Filled Chocolates Day!!  No one quite knows where or when National Cream Filled Chocolates Day got it's start nor does anyone know who created it but to coin a very famous phrase, "Life is like a box of chocolates:  You never know what you are gonna get" and that can certainly be true if you happen to get a box without a road map!!
Valentine's Day is big business, in fact it is estimated that loved one's spend in excess of … (4 comments)

buying a home in maryland: Giving Kudos to the Title Lady - January Activerain Contest - 01/21/19 06:18 PM
Giving Kudos to The Title Lady
January Activerain Contest
You can’t do real estate in a vacuum.  It takes teamwork, there’s the buyer or seller, the listing agent, the buyer’s agent, the home inspector, the lender/loan officer and the title company or closer or settlement officer and the Broker’s in each real estate office too.  There are a lot of people involved behind the scenes too. I always liken a real estate transaction to a dance or a well coordinated orchestra. It only takes one out of tune clarinet to throw the whole thing off!!
I almost always recommend the services of The Title … (6 comments)

New Mileage Rate Announced by IRS
The IRS has just announced the optional standard mileage rates for the 2019 tax year.  The new rate is 58 cents for business miles driven.  That is up from the current 54.5 cents for the 2018 tax year.
The new rate for miles driven for medical and moving purposes has been increased to 20 cents per mile, up from the current 18 cents per mile.  For the years 2018 through 2025 the deduction for moving is only allowable for members of the armed forces on active duty who move for PCS.

buying a home in maryland: Agents Pay Attention to the Settlement Statement - 09/19/15 12:22 AM
Agents Pay Attention to the Settlement Statement
I have a settlement on Monday!!  Yeah!!  But before I did my happy dance and my rendition of the popular "another one's done, another one's gone, another one bites the dust" I give the settlement statement a once over.
This settlement statement doesn't look right.  I've been in the business a long time and I've sold hundreds if not close to a thousand homes so I've seen my fair share of settlement statements.  But, I am having trouble with this one.
One of the best reasons for having a great relationship with your closer is … (3 comments)
