When I took new agent training our instructor made us all stand and give the girl/boy scout salute and swear "I am not a tour guide" and I have held to that with every buyer.

I get calls from future home buyers every day and some just want to look at homes, they don't want to get preapproved before looking.  When I got my license many years ago my instructor, the late Linda Dougherty, made us all stand up and give the Boy/Girl Scout salute and swear "I am not a Tour Guide" and made us all swear that we would never take buyer's out to look at homes without them first meeting with a lender and getting pre-approved for a loan.

House Keys for Employees is a great loan program.  I sold a house last month using this grant and my buyer did not have to bring any money to the table for settlement.  Plus, their monthly mortgage payment for their new single family home in Randallstown is less than they were paying for rent on their much smaller apartment.
If you don't know whether or not your employer participates in this program ask me and I'll look it up for you.

I get asked this question a lot.  In fact, this year I've sold several homes where the boyfriend and girlfriend are living together but not officially engaged.  I tell them that I'm not an attorney and they should consult one, I also recommend that they consult their heart to decide if this is the forever mate.

Do you need the income of the other person in order to maintain your lifestyle.
