The Last Will and Testament
Tomorrow is not guaranteed, so we need to live for today.  But, we also need to protect those we leave behind today, tomorrow may be too late, especially if you live in a non-community property state like Maryland.  
In Maryland there are three ways people can hold title to a home.  We learn about these in our real estate pre-licensing class but many agents don't fully understand the impact of how you hold title to your home.

This is really great information and couldn't be more timely.
As many of you know I lost my significant other in 2016.  We had lived together for 12 years.  He owned a home and we paid the mortgage together while he was alive.  My name was not on the mortgage and he died without a will.  I couldn't afford to pay the mortgage on my own and I couldn't afford to refinance the house and mortgage it myself so  moved out.
