You've paid off all your debt, you have a full emergency fund of 3-6 months of your typical expenses and you've saved a strong down payment of at least 5 - 10%. But we recommend 20% you can afford the house payment - less than 25% of your take-home pay on a 15-year fixed rate mortgage.
Actually, stop listening to this kind of advice. You don't need this kind of negativity in your life, or this … (7 comments)

A Journey Starts with One Step
I am often inspired by things around me, quotes I see,  conversations I have, and something I experienced.
I saw this quote on Facebook this afternoon and it reminded me of a young man that I helped purchase his first home.  I met him in a homebuyer education class that I co-presented.  No one in his family had ever owned a home before.  He was a young African American man raising his son by himself and he didn't make a lot of money but he knew he wanted a better life for his 3-year-old son.   He could … (13 comments)

First-Time Homebuyer Myths
I am inspired by an article I read this morning to dispel some common myths and misconceptions first-time buyers hold.
Did you know?  You don't need 20% for a downpayment!!  There are many loan programs available for purchasers and not just first-time home buyers.  You can put 3, 5, 10, 15 20%, or any amount above 3% as your down payment on a conventional loan.  Depending on your lender you may not need to put anything down, some credit unions have a 100% loan program for buyers that qualify.  If you are a Veteran, you may also qualify for a … (2 comments)
