I have seen commercial deals paid for with precious gems.

Don't Forget to Ask for the Testimonial
Right at the closing table, don't forget to ask your client for their testimonial right when the completion of the sale is fresh in their mind and they are happy about getting the keys or releasing the keys for their home.  
My settlement person will often help with that and take pictures of the happy moment, or if the lender is there they can help too.  
Testimonials in writing are great. 
Video testimonials area becoming very popular too.

Farming expired listings is a popular past time among many agents, especially early in the year.  I farm listings all year round and use it to increase my business. 
It never ceases to amaze me the number of expired listings that have only one or no photographs on them.
With all the promotion done by companies like Zillow, Trulia, Realtor.com that photo's sell homes; you would think that Realtor's would have gotten it by now, but no.  We all carry cell phones and very few cell phones don't take pictures, so there is no excuse for not having a picture … (2 comments)
