Giving Tuesday - Keeping It Local
It's Giving Tuesday, the Tuesday that follows Thanksgiving where we give to charities to help make the lives of those less fortunate than ourselves better.  When it comes to giving we often think about the larger charities but small charities often get forgotten and the need is more locally based. What are some of your favorite local charities?
I like to support local charities and more specifically, charities that have to do with people being able to stay in their homes longer or that make the lives of others better.
One of my favorite local charities that I … (4 comments)

World Kindness Day
November 13 is World Kindness Day.
Text your friends that you love them today. Call your family and tell them you love them. Show someone you care!

When Will You Know When You Are Ready
to Buy A House?
You might be asking yourself "When will I know when I'm ready to buy a house?"
You've paid off all your debt, you have a full emergency fund of 3-6 months of your typical expenses and you've saved a strong down payment of at least 5 - 10%. But we recommend 20% you can afford the house payment - less than 25% of your take-home pay on a 15-year fixed rate mortgage.
Actually, stop listening to this kind of advice. You don't need this kind of negativity in your life, or this … (7 comments)

Home Buying Can Be Stressful
Home buying can be stressful but it doesn't have to be if you work with a team of seasoned professionals.
The first step is to get a financial fitness check and work with a pro to get preapproved.  Work with a lending professional to get preapproved and someone who knows the programs that are available in your market that you may qualify for and a monthly payment you are comfortable with.
Work with a pro to decode the real estate market.  Get with a real estate pro who knows the current trends, and the locations and thinks about things … (2 comments)

How Can You Get Your Piece of the American Dream
Quality real estate in the United States is becoming limited.  Sadly, the American Dream of owning a home for many people is dying.  Housing prices in many areas are becoming out of reach for many people and combining that with rising interest rates makes it challenging.  We are getting into a situation in real estate where we are going to have haves and have-nots.
So, what are you going to do about this? If you don't own any real estate now, you have to figure out how you are going to get your … (2 comments)

Just Sold - 1229 W Cross St, Baltimore, MD 21230
I have one ecstatic buyer.  This is one of those transactions for the record.  My buyer has been under contract since August 2022.
This property was a FSBO and it was tenant occupied.  The seller wanted to sell, the buyer wanted to buy - those were the two most important factors in this sale.  The buyer was self-employed and used a special Bank Statement Loan to purchase the home.  The terms of the contract stated that the property needed to convey vacant which was the challenge.  In Baltimore City, if the property is … (8 comments)

Big Changes in Real Estate Licensing in Maryland
There are some big changes in the Maryland Real Estate Commission for real estate agents renewing their licenses.  Effective today, August 17, 2023, agents will no longer be able to self-declare their continuing education classes.  Starting today licensees who have not completed their CE requirements or who are not showing necessary CE hours in the renewal portal will no longer be able to self-certify compliance and proceed with renewal.
If your license renewal date is coming up, you need to check your CE status in the license portal and ensure that your coursework is properly … (4 comments)

National Airborne Day - August 16, 2023
When I saw that today was National Airborne Day, I couldn't, not write a blog about it.  My oldest son, Ryan, was an Airborne Soldier, stationed at Fort Bragg and did one deployment to the "sandbox".  Upon returning he was injured in a practice jump and is now a Veteran, thank you and all who have served for your service.
August 16, 1940, was the first Army parachute jump at Fort Benning in Columbus, Georgia. The successful jump validated the innovative concept of inserting U.S. ground combat forces behind a battle line by parachute. These sky … (5 comments)

your realtor june: Why are Homes So Expensive? - 08/14/23 07:37 PM
Why are Homes So Expensive?
There are two main reasons why home prices haven't come down in 2023.  The main reason that most markets are strong is due to the low supply of homes, builders did not overbuild new homes and homeowners are reluctant to sell because of low housing payments.   And, furthermore, there is a strong demand from millennials who are in their prime home-buying years, those who can afford to buy are buying and just dealing with the mortgage rates.
If you own a home and have a low-interest rate and a low monthly payment but need more space you might … (4 comments)

A lot of agents don't list apartments or homes for rent, I do. I also help renters find homes to rent.
I recently helped a renter find and secure this gorgeous 2 bedroom 2 bathroom condo in The Sterling in North Bethesda near the White Flint metro station on the Red Line and near the new Pike and Rose as well as Whole Foods and other great restaurants.  We looked at townhomes and apartments for rent before finding just the right one and for a great price.
