Denver, Colorado isn't perfect. We have a Brown Cloud, it snowed on Mother's Day and I-25 rush hour traffic is the pits.
But there's something we have here that is pretty darn special. And no, it's not the Democratic National Convention, coming soon to my fair city.
It's July 22nd and I have NO mosquito bites! Zero! Haven't had even one all summer. You can safely and comfortably go outside, any time of the day, sans bug spray, with no worries of being dive-bombed by nasty flying creatures. I've lived in Northwest Denver on and off (mostly on) for over 14 years. And yeah, I've been aware the entire time that sections of my beloved 'hood are called "Highlands" (West Highlands, Highlands Square, East Highlands, Potter Highlands, etc.). Never gave it much thought, though. After all, the city next door to me is called "Lakewood" and I've never seen a lake or even a woods there.
So, I recently went on a bike ride with some friends along the Platte River. Now, by definition, a "river" tends to be a low spot, as opposed to at the top of a hill. … (5 comments)

At the risk of destroying my reputation as a happy-go-lucky, always smiling, always cheerful, with never a harsh word to say (tee hee), allow me to say (shout) "I HATE SPRINGTIME IN DENVER!!!"
The rest of the world is enjoying mild temperatures, flowers in bloom and soft green grass. Snow? No, that ended long ago. Sure, many midwesterners and others suffer thru a miserable winter, but once springtime arrives, it is HERE to stay.

So… according to this morning’s Rocky Mountain News, my little piece of paradise here in Northwest Denver is the second strongest zip code in the city with an annual appreciate rate of… get this… 18.5%!!!!

What’s interesting is just yesterday I was doing an analysis of the number of Lender Owned listings here in my ‘hood compared to the number in other neighborhoods and came to the conclusion that if you’re looking for great REOs or Foreclosures… look elsewhere. denver: In Celebration of the Classic Denver Bungalow - 05/08/08 01:44 AM
In January of this year, I moved into my 1927 Bungalow. I’ve owned the house for 3 years, but it’s always been a rental. I never dreamed I could actually fit into a 950 sqft home – after all, I’m an adult with lots of stuff. My last 5 houses (I move a lot) have been much larger – specifically, 2,500 sqft, 2,700 sqft, 3,300 sqft, 1,700 sqft and 2,300 sqft. Well, life throws you curve balls sometimes and I found myself moving from my 2,500 sqft home-in-the-country to my Classic Bungalow-in-the-City.
I love it. I absolutely love it.

denver: 5280 Magazine Names Highland & Berkeley "Safe" Places to Buy... Even Now - 05/02/08 01:09 AM
 
Like we didn’t already know it, but we’re officially on 5280’s “safe” list of Denver neighborhoods that are still stable or even appreciating. The article even goes so far as to call us the “it” spot of the last five years!
Washington Park is also on the list, as are Bonnie Brae, Mayfair and Congress Park. But here’s the cool thing - check out these average home prices:
Highland/West Highland: $305,011Berkeley: $274,000Washington Park: $654,000Bonnie Brae: $904,212Mayfair: $671,000 (includes Hilltop which is very pricey)Congress Park: $408,000

As you may have heard, the Denver City Council had a marathon session on Monday night - rumor has it that it finally broke up at 3am! I say "rumor" because I gave up around 9pm - I'm a lightweight when it comes to political events.
The topic at hand? Whether to approve a request to "downzone" two sections of my beloved Northwest Denver neighborhood in Sloan's Lake and West Highland. denver: April 14 - a FABULOUS Day to Roller Blade in Denver - 04/14/08 09:18 AM
I love, love, love to rollerblade. I also love, love, love Sloan's Lake in Denver. Put the two together and you have a happy Jennifer.
Temps today in the 70's, amazingly blue, almost purple sky (at least thru my rose-colored glasses), light wind... ahhhhh... rollerblade bliss.
My poor blades have been packed away for nearly three years - Alabama is not rollerblade-friendly - so I was pleased that I could find them and that the wheels still turn relatively easily.

To continue with the story of new construction here in my beloved ‘hood (here and here), I thought it might be interesting to talk about the what's, where's and how much's of what's available here.
Your best bet for entry level single family homes (which includes attached duplexes and triplexes, but not condos or townhomes) is in East Bay. East Bay is just a few blocks from Sloan's Lake (my favorite park) and was developed in the mid 1990's. While the homes are detached (no common walls with other homes), they're on ridiculously small lots, so are probably better labeled patio homes. … (0 comments)

Earlier this week, I wrote a blog about all the in-fill development going on in my ‘hood of Northwest Denver. You can read all about it here.

Those of us who know and love the Charming Old Denver neighborhoods have a soft spot in our hearts for older homes - we love our Tudors, our Bungalows, our Victorians, our cottages and our Denver Squares. We happily put up with an appalling lack of electrical outlets, virtually non-existent closet space, garages built for Model T's and so on. You know what I mean.

A few weeks ago, I posted a blog called "Chicken Paws."  It was about how I'd found chicken feet at the local Super Wal-Mart and thought my dogs might enjoy them. I'd been considering putting the pups on a BARF diet (Bones & Raw Food) for many reasons, not the least of which was to reduce the poop-load in my new, tiny back yard!

I believe a great real estate agent is a master of her market. Simple as that. She focuses on a few geographic areas and knows them inside and out. She knows, from the address, whether or not that house is on the bus route or if that condo is subject to highway noise (e.g. the west side is okay; the east side is too noisy). She knows if two-story houses are selling better than one-story houses, and she knows why. She knows if it's possible to get a two-car garage, or if off-street parking is as good as it's gonna get.

denver: In Colorado, There's No Such Thing as a "Response Deadline" - 10/24/07 01:11 AM
In the Colorado Contract to Buy and Sell (the purchase contract), there is a provision in the Dates & Deadlines section called an Acceptance Deadline Date and Time.
Unfortunately, most agents erroneously refer to this deadline as "The Response Deadline."
There's a big difference.
The Acceptance Deadline is simply the hour that the offer, as written, expires. If the seller ACCEPTS the offer, as written, before the deadline, the buyer and seller are under contract.
If the seller counters any provision in the original offer, the seller has rejected the offer and the Acceptance Deadline becomes moot. In other words, the seller did not … (4 comments)
