A few months ago I was referred an individual that was wanting to sell her home. At that time, I didn't know she was behind in her payments.  Two months into the listing contract, she told me she was 6 months behind in payments. 
We had to act quick.  Customer was going to be foreclosed on at any moment.  With the thousands of people on my real estate mailing list, I was able to find someone that not only purchased the home from her, but also caught up her six months of late payments.

With the slow housing market in Indiana, I have been inundated with out of state investors looking to cash in on investment properties locally before the market heats up.
I get asked almost daily whether investors should purchase properties in questionable areas, but that have good cash flow, or purchase in newer or more expensive areas, but have less cash flow?  IMHO, it always pays off to purchase in quality areas and spend more money up front and have less cash flow.  AT the end of the day, 15-20 years from now, these less cash flowing properties will be worth much more, … (1 comments)

Someone found my website at MyIndianapolisHome.com a few weeks ago.  I have been in contact with her for several weeks.  A few days ago she asked if I went to a certain elementary school. Sure enough, her husband was in my elementary for several years.  Havn't seem him in 20 years!  Wild..
 
Now hopefully they will buy an investment property from me:)

Since I have been rambling on about high-tech tools in many of my blog posts, I thought I would just continue on that theme here tonight.
 
 I don't know how most other real estate MLS systems are setup, but here in Indianapolis, we are only allowed a total of 8 pictures for each listing!  I don't know why they have this limit....although it seems 40% of realtors still only post 1 photo of the home they are trying to sell.  How on earth is any consumer going to get excited over one photo of a 200k home???  Or a 800k home???  Real … (0 comments)

Also, The Oaks at Buck Creek Apartments, an 824-unit complex on East 38th Street between Mitthoeffer and German Church roads, has been acquired by Los Angeles-based Urban Offerings.
The purchase price was not disclosed, but Johnson Capital, a real estate investment banking firm based in Irvine, Calif., said it arranged $18.1 million in financing for the acquisition. A portion of the funds will be used for renovation.
