Almost a year ago someone had filled out a CMA request on my website.  I had dropped this off in person, sent them follow up postcards, emails, etc. 
 
My wife(who just got her license 3-4 weeks ago) was in our subdivision at a garage sale. I havn't done an FHA mortgage for 4-5 months, just found out some new information on FHA percentages.
 
In the past, the total amount the seller could pay was 6%, 3%for down payment assistance and 3% for closing costs..
 
This is now changed to 3% for down payment assistance and up to 6% for closing costs.   This helps with those lower dollar figure loans that have more then 3% closing costs on the loan.

So we see all this rehab shows on TV now, including Flip This House, etc..
 
How did my rehab flip turn out??  I am very happy with how it turned out.
Purchase for 82k, put 35k into property, sold for 152k =  35k profit.  Not bad on a 82k purchase price.  We paid no commission, as the buyer is an out of state investor.  We are now managing the property for him as well.(actually my property manager is doing the work, not me:)

My third investment property was a single family home in Terre Haute. This I will have to say was a mistake and shouldn’t have been purchased. A good friend of mine lived in Terre Haute and had someone build him a home. I liked it so much I had one built two doors down from him. It’s a nice home and well-built 3 bedroom 2 bath, but it’s very far away. I have never had a problem renting it out. The issue is with taxes, why on earth is real estate taxes so high in Terre Haute? indianapolis real estate: Some additional information on my first investment property - 10/17/06 10:47 PM
This post will be somewhat short. I purchased property in 1997 I believe. I currently have this on a 15 year note at 5.5% fixed! I got in just when the interest rates went down a few years ago. Renting this out for $750/month with payments after taxes/insurance of about $572/month. I should have it paid off in 7-8 years if things work out right.

Ever since my first day of college back in 1994, it has been known by anyone in business that email is considered an acceptable form of professional contact, preferred even over the phone.
Then why don’t real estate agents and brokers also do this? I do not know, but I am guessing it’s just a lack of education. To get into real estate, you don’t even need a high school diploma, people hear it’s easy to make money, so they jump right in, but don’t have any type of professional training or background on marketing, email, professional contacts, etc.

I spent 8 hours of my day taking my first of two 8 hour days for continuing education requirements for my broker license.
 
Learned several new laws passed by the state related to license law.
 
Looking forward to another day tomorrow!   I think I was the only one there that wanted to actually be there.  If I could, I would be in college full time the rest of my life:)

Got a call from the owners of 4 duplexes we purchased from on contract. The owners dad wants to get rid of some commercial property he owns in Muncie. Getting to old to manage it now. Wants to see it to us on contract with nothing down.
Has 5 acres, 3 businesses established on the site, built 25 years ago.
He wants 200k for it, with nothing down, 2k/month payments.  Or 200k with20% down and payments of $1,500/month

(Washington - May 17, 2006) - Indianapolis, Ind. was the nation’s most affordable major housing market for a third consecutive quarter in the beginning of 2006, according to the National Association of Home Builders’/Wells Fargo Housing Opportunity Index (HOI), released today. Meanwhile, nationwide housing affordability remained virtually unchanged from the end of 2005, as slightly lower home prices and higher household income helped offset an upward movement in mortgage rates to keep the index almost flat. The HOI rose marginally from its lowest level on record, 41.0 at year-end 2005, to 41.3 in the first quarter of 2006.

indianapolis real estate: Anson development taking off near Zionsville - 10/15/06 02:41 AM
<!-- by site admin -->The huge Duke Anson development has really been taking off the past 3-4 weeks near I65N and 334(Zzionsville exit).
 
The first anchor store is supposed to be completed by end of fall.  It looks like this will be a reality.  Serious earth moving and a few temporarily roads have been put in place.

The market has slowed down over the past few months, it's definately a buyers market now.
We have no growth in Indiana for the past 5 years, I expect that to change over the next few years.  I am working with many, many investors from out of state that are looking to invest here locally.  We are one of the few areas of the country that have not seen growth the past 5 years.
