30 day challenge: Here I Am: Day 30 of the 30DC - 09/20/10 11:51 PM
BDAMB, Here I Am:  Day 30 of the 30DC
Whew!  I am exhausted.  Where's that lady that started this challenge?  After all she's put me through, she better had made it to the end or I'm going to send a posse' out after her (after my blogging vacation of course).  I am whipped.  I was already an avid AR blogger.  I might skip a day or two sometimes and I may have even been posting something everyday without even thinking about it.  But this... this was HAAAAARD!.  The pressure was on especially since I'm not one to back down from a … (61 comments)

30 day challenge: When Buying & Selling a Home You NEED a Voice of Reason - 09/19/10 11:21 PM
When Buying & Selling a Home You NEED a Voice of Reason (30DC29)
When Buying & Selling a Home You NEED a Voice of Reason and this is where a trusted real estate partner comes into play.  Yes buying and selling homes are financial decisions, but much more than that, buying and selling a home is an emotional decision.
And as such, sometimes through the cloud of emotions, you may not be able to be the objective person that you normally are.  Your perspective may be obscured by the attachment to the place you've called home for a number of years.  … (39 comments)

30 day challenge: BDAMB from Bham Says "Reblogging and Sssssss'ing Aren't the Only Two Ways to High Five Rainers" - 09/17/10 10:45 PM
Reblogging and Ssssssss'ing Aren't the Only Two Ways to High Five Rainers (30DC27)
There are many among us that choose to recognize our fellow Rainers by re-blogging a post that we feel is worthy of sharing with our own subscribers or AR SOI.
Taking that act of recognition one step further and heighten the chances of the message reaching an even broader audience, we might even ssssssss the post.  You might have to read my post Hey Great Post. I'm Suggesting This One For a Feature! to understand why Cynthia Larsen is always sssssss'ing folks around here.
But in addition to sssssss'ing and reblogging, … (24 comments)

30 day challenge: You Mean You Actually Want to Come Out and Talk to Us? Well..........Yeah! - 09/16/10 10:46 PM
You Mean You Actually Want to Come Out and Talk to Us?  Well..........Yeah! (30DC26)
This is going to be short (or at least an attempt at it) and sweet but I've just go to tell it.  I've been pondering for a few weeks now whether I wanted to take a particular listing and just yesterday new information was introduced and I decided that I could in good conscious take the listing and give my all in marketing this property for sale.
I had spoken with the seller and indicated that I would call back the following day to discuss a time … (29 comments)

30 day challenge: Twenty (20) Years in the Business Does Not a Mentor Make - 09/15/10 11:43 PM
Twenty (20) Years in the Business Does Not a Mentor Make (30DC25)
Every now and then we run across the real estate agent that boast "I've been doing this for 20 years" as if to say, look here Rookie I stopped learning years ago so there is nothing you can tell me about this business.  There's a certain tone that is really saying "just sit back and take notes and watch my smoke."
When someone makes an unwarranted point of pointing out their longevity in the business it always makes me wonder if they feel that they'll garner instant respect.  Is an auto pilot … (102 comments)

30 day challenge: Did You Hear the One About.....? - 09/15/10 01:21 AM
Did You Hear the One About.....?(30DC24)
TRUE STORY. Did you hear the one about a lady walks into a bank and says
Bank Customer: I need a statement or letter on bank letterhead that shows that I have xx amount of dollars in my account.   After explaining why she needed it the conversation goes like this.....
Banker: We can't give you that information on your account. The person/company that you are getting it for needs to request that information on a form.
Banker calls me and says that the bank cannot give their customer a statement or letter regarding her … (29 comments)

BDAMB from Bham's Weekly Top Tips for Newbies BY NEWBIES:  Get Rid of the Blue Lady(30DC21)
Photographs were a hot topic last week as indicated by the highlighted post below.  What I really like about these posts is that they were posted by NEWBIES.  That makes them extra special and it's encouraging for me, hopefully for them and other newbies that come along wanting to "try on" ActiveRain for size.
Want to know how to get rid of the mysterious and replace with HD photo?  My man Craig Daniels has laid it all out on the line in his instructional post  Creating … (11 comments)

BDAMB From Bham's Newbie Tip of the Week:  Mr. Google, Can You Let Me Know When People Are Talking About... (30DC20)
Since localism posts are the cream that yield the crops, it would behoove each of us to start talking and keep talking about what is going on in the communities in our respective markets.  If you're not a fan of your local newspapers or periodicals, you can let Google Alerts do the job for you.  It's simple to set up and you can use more of your time to blogging about what's happening as opposed to scouring sources and then … (34 comments)

30 day challenge: I've Gotta Give Props to These Newbies 'Cause They're Kicking up Dust in the Rain - 09/09/10 09:37 PM
I've Gotta Give Props to These Newbies 'Cause They're Kicking up Dust in the Rain (30DC19)
I just browsed back through July and August to see who had joined AR and most importantly who appeared as if they had staying power.  There are so many more and I'll get to them, but these few just shot darts at my forehead as I scrolled through the list.

My main man Craig Daniels is blogging with a vengeance.  Craig is a natural at simplifying seemingly complicated processes.  His step by step approach has gained him a fast and furious following.  Great … (97 comments)

30 day challenge: Can You Commit to the Success of Your Business the Same Way You're Committing to the 30DC? - 09/07/10 11:24 PM
The 30 Day Blogging Challenge (30DC): Can You Commit to the Success of Your Business the Same Way You're Committing to the 30DC? (30DC17)
Many of us have made a commitment to blog for 30 consecutive days as we have accepted the 30 Day Challenge (30DC).  As I was reading Tish Lloyd's celebratory post, I couldn't help but wonder if the same people who are committed to the 30DC are as committed to the success of their business.  I know that there are a multitude of professions on ActiveRain, but I'm speaking from the perspective of a real estate agent/broker but … (51 comments)

30 day challenge: Draft Mode: The Crock Pot of Blogging - 09/07/10 01:44 AM
Draft Mode: The Crock Pot of Blogging (30DC16)
Philip Faranda wrote a post titled List to Last.  And in it, he mentioned that the topic of his post had been in draft mode since 2008.  I didn't think that I was the only one that let my thoughts simmer in draft mode, but I had not let one stew in the pot quite that long.
When I come up with a great topic for post, it often starts with only a title.  I'll start a post with nothing but a title and save it in draft mode.  In the past if … (106 comments)

30 day challenge: Trussville Alabama: It's Where You Want to Live (30DC15) - 09/05/10 11:12 PM
Trussville Alabama:  It's Where You Want to Live 30DC15.
On August 27th I reported that 11 homes had sold in Trussvile Alabama during the month of August..  This morning I decided to take a look back and see how Trussville fared for the entire month.  I don't know why, but I was pleasantly surprised to see that number of closed sales grew from 11 to 20 in just 4 days.
That's just another testimony to the attractiveness of the growing community of Trussville, Alabama.  The other day I heard someone refer to Trussville as the new Hoover, Al.  Could they be right?

30 day challenge: In Case of Emergency, Please notify - 09/03/10 01:10 AM
In Case of Emergency, Please Notify...... (30DC12)
On Wednesday somewhere between 1:30 and 2:00, while driving with my window down, something flew into my eye. Whatever it was, I never did see it but my eye bothered me to no end. I bought some Clear Eyes to try and flush it out and that didn't work. I went to bed very early on Wednesday night (around 7pm) hoping that when I woke up, what ever was in my eye would have worked it's way out,
On Thursday, I called my doctor and she scheduled me for an eye appointment and as … (16 comments)

30 day challenge: Hey You. Yeah I'm Talking to You. No Fighting in the Rain. - 09/02/10 01:22 AM
Hey You.  Yeah I'm Talking to You.   No Fighting in the Rain.  (30DC11)
Boy yesterday was quite a day in the Rain.  The featured post were absolutely awsesome.  I couldn't pull myself away and I won't highlight them here because there were just so darned many.  But that's not why I'm hear.
On Tuesday, I wrote Park Your Cockiness at the Door: What Kind of Message are You Sending to Buyers and Sellers?  I could have very well titled it "Park Your Cockiness out of the Rain."  There were one or two post that made me want to say "who the … (44 comments)

Don't Cha Just Love It When Your Clients Are Satisfied? (30DC10)
Hi Charita, I know this is over due but I want to get it out before more time goes by. It has been a great experience working with you.  My past experience working with Agents was not good.  To say the least they did not manage the property correctly.  This includes everything from collecting the rents, getting qualified tenants and getting things repaired. When I started working with you things changed quickly.  You got my property listed quickly and showed it just as fast.  You not only got folks to see the property … (16 comments)

30 day challenge: BDAMB from BHAM's Mid-Week Top Tips for Active Rain Newbies - 09/01/10 01:04 AM
BDAMB from BHAM's Weekly Top Tips for Active Rain Newbies (30DC9)
With so much going on in the Rain, newcomers are often torn between writing about their experiences, understanding SEO, reading post and commenting.  But before you can do any of that, you've got to figure out the logistics of the AR blogging Platform.
I highlighted the Top Tips from the post of other members so far this week as a way for Newbies (and some Oldbies as Karen Anne Stone calls them) to get acclaimated to ActiveRain.   This should ease the feeling of being so overwhelmed.  Now you've got purpose:  learn the … (27 comments)

What Kind of Message are You Sending to Buyers and Sellers? 30DC8
It's really no secret that real estate agents can be quite cocky sometimes.  Of course it's true that we have far more knowledge about market conditions and buying and selling real estate than our average consumer.  But how are we conveying that message?
Let's take working with sellers for example.  An extraordinary amount of admiration should be given to homeowners who can stuck away 20 years of memories in the recesses of their minds so that they can sell their homes.  When you think about the tons of emotions … (28 comments)

BDAMB from BHAM'S Newbie Tips For the 30 Day Challenge (30DC7)
I'm not one to try to steal anyone's thunder, so let me just acknowledge that the 30 Day Challenge originated with Karen Bernetti's idea: EARN 5,000 Bonus Points for Taking the 30 DAY BLOGGING CHALLENGE!
I'm just piggybacking a Newbie twist into the mix.  It won't get you any additional points outside of the 5000 from Karen's challenge.
But here's the deal:  One of the biggest challenges that new AR members have is trying to figure out what to write about. And if that's the only excuse you have for not writing, … (9 comments)
