Home Sellers and The Semantics of a Cancelled vs Withdrawn Listing
Real estate lingo is enough to make your head spin if you don't understand the foreign language for which we speak.
Oftentimes when I see in the MLS that a listing has been "withdrawn"  (no explanation is given), just withdrawn, I wonder did the seller actually decide not to sell or are they just temporarily postponing the sell.
I know consumers may be reading this post and wondering what the heck I'm talking about so let me explain.

The real estate world is singing a new song and it’s called “Now is a great time to sell.”  I know that for the past several years we’ve been singing a similar song to buyers called “Now is a great time to buy.”

For real estate investors, those words are the equivalent of music to one's ears.  I imagine that there are not many places around the country where you can buy a 3 bedroom, 2 bath house (in any condition) for less than $15,000.
Now please understand that not all of these properties will meet an investors criteria (that is unless the only criteria is that the listing price be $15,000 or less).

As I was browsing through the post of new members, I thought about how hard it was for many of us to jump in the blogging pool and how as a new AR member how how difficult it was to find our rhythm in the Rain. What We Do Is Recommend a List Price, Not Guarantee a Sales Price.
But if we do our jobs right and put forth every effort to analyze the comparable sales based on similar properties (not every single property that sold within a certain time frame and distance), we'll hit the mark or come awfully close to setting the list price just right (for the market that is).
I hear agents say all of the time, "I could have sold that house for $XXX,XXX.  Of course if the agent didn't sell the house, there is really no way to back that claim … (10 comments)

Blind Boys of Alabama Perform with Henry Pinion and the ASO March 16
This is a performance that you don't want to miss.  The 5 time Grammy winning gospel group, the Blind Boys of Alabama have been performing together  since 1939 when the started the group at The Alabama Institute for the Negro Blind. They are nationally recognized.
Admittedly the founder, Jimmy Carter, says that when they started back in 1939, they never could have imagined the roads that they would travel.  This concert should be a real treat.
