Whether a buyer or a seller, when buying or selling a home, always rely on the written sales contract which is a promise to perform.  if it isn't written in the contract, then don't be surprised if the other party doesn't keep their verbal promise.

I Could Care Less About What Your Client Thinks
Real estate agents and buyers and sellers alike often utter these very words.  And each time I hear it, I often think "Well you should.  How the hell else are you going to negotiate?"
People seem to lose sight of the fact that the dominate factor in good negotiating skills is the ability to anticipate the actions of the other party.  Call me crazy, but that's going to be a little hard to do if you could "care less" about what the other parties think.
