hawaii first time home buyer: IMPROPER INFORMATION= AN UNACCEPTED CONTRACT - 11/03/12 05:08 AM
It is without a doubt that it is becoming a seller’s market in many areas in Honolulu County (Oahu), Hawaii.  The first sign is that there is a very low inventory of homes available for purchase and viewing. When this happens, then there will undoubtedly be multiple offers on any one property for sale.
Low Inventory = Multiple Offers.
Guiding home buyers about the local housing market is a must!  Without proper guidance they will be negotiating in the dark and lose the home that they really love.  If you are a ‘newer’ real estate agent PLEASE ask your broker or … (36 comments)

hawaii first time home buyer: It's a TRUST Issue - 02/09/11 09:29 AM
We all would like to do better in our businesses, right? During a CRS class we all participated and worked together to list objective with meeting a common goal with buyers. We brainstormed in groups and came up with a lot of objectives that we would like to accomplish.
The bottom line for me was the ‘trust issue'. We all have trust issues and overcoming them with our clients and our clients with us can be an obstacle. Turn it around and it can be quite the objective to meeting the rest of those goals. Educating the buyer can build better relationships. In turn the trust issue … (6 comments)

"Why Can't You Show Me Properties Before I'm Preapproved for a Loan?"

It's 1.5 million dollars.

hawaii first time home buyer: Hawaii VA Loan Appraisals Causing Longer VA Loan Process Times For Veterans - 06/20/09 06:18 AM
Recently, I received a memo from the head of Hawaii VA Home Loans, Ivonne Perez,  through a loan officer for a current Hawaii VA Loan & Real Estate Transaction. Realtors® and everyone else involved in a Hawaii Real Estate Transaction should be apprised of the current situation of Hawaii VA Loan Appraisers.
As it stands Oahu (Honolulu County) has the highest amount of Hawaii VA Home Loans and Ivonne Perez stated, "The Island of Oahu requires the most time to complete (an appraisal) based on the volume of VA loans in progress".
We are all instructed to adjust our time lines accordingly and most likely count on … (13 comments)
