hawaii home buyers: Hawaii Home Buyer | Negotiating Hawaii Real Estate Contracts - 11/06/08 03:54 AM

Buyers who are relocating to Hawaii hop on the airplane and bring along with them the mindset that all housing markets are the same nationwide. The media has given the consumer a NATIONWIDE view of the housing market and it's not factual information after crossing the Pacific Ocean. The media has given the consumer wrong information because each and every neighborhood presents a different LOCAL market. Each city has different statistics for their housing market and goes right down to each state has their own statistics for their economy and the reasons why.
Yes, we all are experiencing some difficult … (33 comments)

hawaii home buyers: Are You REALLY Thinking in the Best Interests of YOUR BUYER??? - 10/29/08 07:18 AM
When there are agents that are NOT thinking in the best interests of their clients and make decisions for them or steer them in the wrong direction, I really question what their agenda is. I represent both buyers or sellers and have been keeping my head above water because I question what I don't know and actually put myself in other people's shoes before flapping my lips.
Over the last week (amongst getting over strep throat) I have had a few instances where I just can't figure how these agents believe they are thinking in the best interests of their buyer let alone this industry.
1)  Ringy … (64 comments)

hawaii home buyers: Hawaii Military Relocation | Hawaii First Time Homebuyer Success - 10/18/08 06:43 AM
After such a great response from everyone for the list of tips on what to watch out for in Bank Owned properties I wanted to do a follow up. For one, it definitely is a given to look over those counter offers and addendums! There were so many comments for Acquiring The Golden Egg that said that bank owned properties leave the buyer without any rights. HUH?
That is not all true. For one, why would we show our clients any of these properties if we believed that to be true?  I was amazed with the fact that many commented saying that they closed many … (55 comments)

hawaii home buyers: Acquiring The Golden Egg - 10/16/08 05:10 PM
Bank owned properties can be a great deal and bargain for your client but keep in mind that the best thing you can do for your client is getting them a credit for a lot of their closing costs. And you ask WHY? Pay close attention to those 17 page counter offers from the bank.
The Bank (Seller) most likely will not pay for any repairs. The Bank most likely will not pay for association or condo association docs (And VA loans NEED certain documents so your client will end up paying for the documents) The Bank most likely will not pay for … (49 comments)

hawaii home buyers: It's to DIE For! - 10/07/08 03:00 AM
Wow! A great price in an area that's in a 'slightly declining market' and this property IS to die for! It's beautiful and just what my client wanted! Beautiful home in this "slightly decling market neighborhood". So I sit and wonder what some people are thinking when some odd things come out of their mouths.
You gotta wonder what you're getting into when the seller's agent says:
"Well, I don't know if the seller is going to accept a VA loan". Huh? (I already checked the tax records and it says the seller bought with a VA loan) Within a couple hours I … (75 comments)

hawaii home buyers: When Prospects Become Clients or a Fleeting Thought - 09/06/08 05:50 AM
A notice appears on my pc saying I have an email from my contact form. I immediately respond and get a little more information from the person who is Relocating to Hawaii (or a resident who just wants to start with an email) and is seriously considering buying a home while they are residing in our beautiful Hawaiian Islands.
The process starts for preparing them for their home purchase once they arrive in Honolulu County:
I refer them to a local Loan Officer who knows our state laws and our Hawaii Purchase Contract. (and if they're Veterans of the Military they could … (33 comments)

hawaii home buyers: A Hawaii First Time Home Buyer - Client Testimonial in VIDEO - 08/31/08 05:07 AM
There are no two real estate transactions that are alike and the reason being is because every transaction has different people involved in it. No matter what, when everyone works together as a team there will be positive results. ALWAYS.
My clients flew in from California on Saturday and I wrote about Hawaii Military Relocation Clients Being Proactive!  Briefly, he searched the internet during his tour in Iraq and kept finding ME all over it for the search terms entered. He came back to the states last month, they went to Disneyland and then they called me. This was two weeks … (31 comments)

hawaii home buyers: Hawaii Military Relocation | Clients Being Proactive! - 08/30/08 05:34 AM
He arrives back to the states after a tour in Iraq. He decides to take his family to Disneyland for a week vacation and his children are thrilled.
His wife is having a bunch of fun too....until he just can't leave Disneyland and all the WHOLE days events behind without....seeing the fireworks going off above the castle.
It was HIS Disneyland dream though he tried to play it off that this whole vacation was for the kids.  LOL!
This was one of the stories they told me yesterday after I picked them up from the airport.
They were adamant to be proactive … (28 comments)

hawaii home buyers: Hawaii Real Estate - Permits, Licensed Contractors, Lenders and MORE! - 07/18/08 02:38 PM
Whenever a transaction closes where I represented the Hawaii Home Buyer I make sure and let them know that whenever they decide to do anything to the home (i.e. addition, electrical, plumbing, walls and so forth) to make sure they have licensed contractors doing the job!
Why?
Because when you try and sell your home later on you don't want problems arising!
(EDIT):  As one example:   With VA loans they are particularly strict about additions with no permits and major electrical work done by Joe the Handyman.
They are meticulous when appraising the home and look at EVERYTHING in and out of the … (30 comments)
