hawaii homes market: Logic in Current Market Appraisals? - 06/24/14 03:00 AM
Needless to say, the market is always determined first by neighborhoods and even specific complexes in order to get an accurate report or appraisal. Then why are our Hawaii Appraisals and Hawaii Homes Market Reports all over the place?
I have NOT ever OVERPRICED A LISTING.....on purpose.  I have done the math, the area comparable properties by year, sq/ft interior, sq/ft land, # bedrooms, baths, location, rim or inside lot and anything and everything regarding upgrades, condition and so forth. All of these points have to be taken into consideration in order to give a price range for my sellers to list their property for.

At the time when the credit card bill would soon become law, the credit card companies decided to really whack everyone's credit limit....including mine. What was once only 25%-50% of my credit card limit became 90% in a split second!  "Coincidentally" (I don't believe in coincidences by the way) the loan companies started changing criteria for loan programs and all of a sudden my buyers did not qualify.
Even your home buyer's credit score dropped and they weren't qualified any longer!

We all want to get ourselves and our listings ‘out there' on the internet for maximum exposure. I mean, it's only logical since 85-90% of all real estate related hits are from home buyers and home sellers.  Just think.
Submitting our listings to our local MLS is THE best place for our listings as it will syndicate to a large number of additional sites as well.  ActiveRain, Zillow, Trulia, Craigslist, Homes.com (and the list goes on) are other large sites where a large number of those Home Buyers and Home Sellers frequent.

As the saying goes...the only thing constant in this world is CHANGE.  The same goes for our Honolulu County Housing Market Statistics and in July of 2010 our housing market showed a increase in sales prices for single family homes and just a smidgen in condo/townhouse sales price compared to June of 2010.
Single Family Resale Numbers:  Our sales numbers for single family homes showed a stable number of sold single family homes of 268. The Median Sales price went up from $580,000 in the previous month to $605,000!  These statistic do show an increase of … (1 comments)

I don't know about other markets, but it's been quite the chore in some Oahu neighborhoods to determine pricing for the sale of the property. It's been just as hard for an appraiser to get a grip on some neighborhood markets as well.....in our Up and Down Oahu Housing Market.
