As I stated before, "I also believe that it is up to everyone in the Real Estate Industry to keep the market moving. With our professional attitudes shining through in all communication and contact with our clients and peers and being thorough in our process through each and every transaction are just a few points to always be aware of.

hawaii military relocation: Hawaii Real Estate and Housing Market Still Shifting? - 06/28/08 07:01 AM

My belief is that ALL housing markets differ and the circumstances are going to depend on the housing markets in each of the states &  local cities; and right down to each neighborhood which will show a significant difference in number of sales and of course the sales prices too.
I also believe that it is up to everyone in the Real Estate Industry to keep the market moving. With our professional attitudes shining through in all communication and contact with our clients and peers and being thorough in our process through each and every transaction are just a few points to … (16 comments)

hawaii military relocation: Ewa Gentry- Market and Area Report - Honolulu County Hawaii - 06/07/08 05:09 AM

The Ewa (pronounced with a short e and va) area on the island of Oahu was a highly populated in the late 1800's and early 1900's because of the sugar cane industry.
The 'Ewa Mill" was the main center for employment and they also set up residential villages but has long since closed.
The Ewa Gentry Community is located on the Southeastern shore of the Island of Oahu (Honolulu County) and right before old Ewa Beach town. Developers have been building homes in the Ewa Gentry area since the 1990's and they are still building to this day.

hawaii military relocation: LIVE on VIDEO: A Hawaii Military Relocation Story Comes to Life - 04/09/08 12:10 PM
Real Estate Industry professionals have continuously evolved with marketing techniques on the internet. We started with websites. Then Web 2.0 and blogs and a lot of other internet savvy tools. Now....we have live video that surely brings each event full face with real movement, real voices, real people and an account of what we are presenting to the public and the consumer.
Advertising in the newspaper is costly and doesn't give the consumer anything but....words. Advertising to me is not so much about how much the professional has sold or made. It's about WHAT THAT AGENT WILL DO FOR YOU!
It's about listening to the client's wants, … (58 comments)

hawaii military relocation: Wailuna Real Estate | Honolulu Hawaii Relocation - 03/29/08 05:00 PM

The Wailuna (wai loo na) Community is located above Pearl City following Kaahumanu (Ka a who ma nu) Street to the top of Waiau (why ow)Ridge.
"A bit above' flat land and sea level it is actually atop a mountain ridge. It is a breezy community settled between two valleys and wonderful views of Pearl Harbor below.
This area started building from midway to top around the mid 1980's. The gated community at the very top of the ridge is called "The Crowne at Wailuna" with beautiful conservation forests, many hiking trails & the Waiau & Punanai Valleys. Other communities are "The Crest at Wailuna … (17 comments)

So....you are Relocating to Hawaii with the Military and...you are going to be stationed at Schofield Barracks Army Installation or Wheeler Army Air Field. (adjacent right next to each other in Central Oahu) Wheeler used to be an Air Force base and was returned to the Army on November 1, 1991. History shows that the soldiers from Schofield started clearing way for an aircraft strip back in February of 1922 and named in November of 1922 honoring Major Sheldon H. Wheeler who died on July 13, 1921 when his aircraft  crashed during a demonstration. Wheeler Air Field became a separate base on … (33 comments)

hawaii military relocation: A Hawaii Relocation? Ewa Gentry & Ocean Pointe Communities - 02/24/08 11:41 AM
The Ewa Beach, Oahu, Hawaii area has grown tremendously since developers starting building new homes starting from the 1990's.  They are still building but since the inventory is high for resales in this area they have slowed down a little and started offering more incentives.
Located on our Southwestern shore of Oahu, the Ewa Beach area has beaches (One'ula and Ewa Beach Park), surfing spots, parks and shopping centers to accomodate the still growing community.
Another biggie for attractions are the abundance of golf courses in this area:

hawaii military relocation: Do You Value Long Term Potential Clients? - 02/16/08 07:06 AM
The last three leads that turned into 'clients' gave me the same story. "We were trying to be proactive and the agent(s) we spoke to wouldn't give us the time of day".  Why? Well, I'm sure many like to get "instant gratification" although now that the market has slowed down you could be losing out with not taking care of 'yesterday's leads'.
My most memorable long term clients:
Last year I closed on a townhouse after working with the 'faithful and loyal client' which I subsequently wrote many posts through the transaction and ended up with...... MEET Mr. "W": The Faithful and Loyal Client. I love happy endings beginnings From … (52 comments)

hawaii military relocation: Royal Palm @ Waipio Gentry - 01/31/08 08:27 AM

Nothing like a newly paved road in a townhouse complex. No more pot holes, puddles in pot holes that spray the car with muddy water when you "accidentally" hit one and above all..... a smooth ride home.
Maintenance fees for the Royal Palm @ Waipio usually cover for the common elements in the complex and if there is sufficient reserve money then it will cover for work such as this nicely paved road.
Yeah, it inconvenienced the residents for two days while they worked on each section but it was worth parking on the main street.  The positive being … (30 comments)

hawaii military relocation: Schofield Barracks, Hawaii's Fallen Soldiers - 08/24/07 04:34 AM
The military based here on Schofield Barracks (which is about 5-10 monutes from our Mililani office) and Wheeler Army Air Base are constantly on our minds daily. The majority of our clients and our tenants for our office rentals are military. A lot of them deployed to Iraq or Afghanistan who have families here. Who have babies that have never seen their mom or dad yet. That we are in constant contact with every day.
A Black Hawk helicopter crashed in Iraq on Wednesday and we all were waiting word to hear if we knew any of them. Two of my clients that are … (18 comments)

And you want to know how Active Rain and Localism help your business? Write good content! Last Monday I received a call from a woman and she asked me some questions regarding homes for sale. We chatted for awhile and I took some information down so I could set her up with auto listings from our MLS site with the criteria she gave me.
I was going to give her my other information when she said it wouldn't be necessary. (WHY?) She then told me she already checked me out and had printed my info from the site she had found my … (37 comments)
