We ALL know that ‘hiding’ money is wrong.  A local…long time REALTOR® is going to spend time in jail, a heavy fine and now does not have a license.  After a career in real estate and now in her 70’s she has NOTHING left……Including her reputation.
 
It all started with a hefty ‘payoff’ of 10k  if she would take 200k cash and turn it into cashier’s checks.  She did. Then submitted the checks to escrow for the down payment for the home he was purchasing with ‘gambling money’ he wanted to ‘launder’.  (Hawaii is a NON GAMBLING STATE)

One thing I have learned over the years is that ANYTHING CAN HAPPEN towards the end of the transaction. Lenders need last minute docs, escrow needs another payoff from Seller’s lenders, Lender needs to RE-CONFIRM buyer account or need another verification of employment.
Nothing is perfect in this world and I can guarantee nothing is perfect in a real estate transaction either. I always thank everyone involved in my transaction but there is always someone who will put a damper on it by saying one of the professionals made many mistakes…when in fact, they did not.

Regardless if an Open House does not work in the Continental United States (commonly referred by us Hawaii residents as ‘the mainland') it does work on our island of Oahu in Hawaii. As the saying goes...the only thing constant in this world is CHANGE.  The same goes for our Honolulu County Housing Market Statistics and in July of 2010 our housing market showed a increase in sales prices for single family homes and just a smidgen in condo/townhouse sales price compared to June of 2010.
Single Family Resale Numbers:  Our sales numbers for single family homes showed a stable number of sold single family homes of 268. The Median Sales price went up from $580,000 in the previous month to $605,000!  These statistic do show an increase of … (1 comments)

Well, we could sneak around in the middle of the night and pick the fruit that's hanging over in our yard or throw the branches and leaves back into the owner's yard because they are littering our yards. OR we can just 'bear the fruit of thy neighbor'.
There are ‘known' facts that if your lychee tree (or any fruit tree for that matter) with branches that are  bearing fruit  are overhanging in the neighbor's yard, the fruit belongs to the owner of the tree. BUT there are no laws saying it is so.

During the beginning of the year the Hawaii Short Sale listings were abundant!  I had tried in vain to get buyers into a 'great deal' althought the time constraints did not work out. Contract after contract and denial after denial. People were fighting over short sales and only the patient ones survived.
By July a Hawaii Short Sale listing I have with another agent 'got into contract' and it was finally approved.
By August another listing 'was in contract' and recently the seller gave up.

 Condominium Documents are a big business here. They're needed .... therefore, the cost is jacked up to 'accommodate' the buyer who is purchasing the home. If you have the bulk of the documents (By Laws, Articles of Incorporation, Declarations and so forth) and just need the RR105c (property information form), budget, minutes, reserves and insurance summary paying for them separately ends up costing more than the whole packet.
