I don't know about the rest of you, but I get a little personal with my transactions.   For each and every transaction I pay attention to all those details that ensure that the transaction will go as smoothly as possible.

The day after Christmas and all is hustling and bustling in the shopping centers with the 'day after' returns and sales and the use of all those gift cards. I'm reflecting (before I hit the stores lol) on my day yesterday and how the beauty of the Ko'o'lau Mountains took my breath away...if only for a moment.

And a pull off to the side to see Kaneohe Bay, the harbor and the mountains on the other side of the bay....and even for a drizzle here and there.....the beauty of the bay was astounding.

Surely, we have to go above and beyond in trying to help those from going through a foreclosure. The work is hard and tedious although we struggle through the MANY curveballs a short sale will surely have through the process.
Two contracts come in for two different short sale listings and are accepted by the sellers. Two short sale packets are submitted to the lender for each property. We all have our horror stories to tell when it comes to a transaction gone bad. It may have been a loan where the client wasn't really qualified to a agent that never answers their phone.
How about this horror story for any agent?  Two offers are made on the same property. One  of the offers is an ALL CASH offer. It's a pretty good offer and within the range that the sellers are willing to accept.
