Many seller's agents are requesting for the buyer's to get preapproved with XYZ  lender as a stipulation for submission with their offer.  What if the buyer trusts their OWN mortgage broker or loan officer of choice?
In a situation where I've had a repeat customer who did choose their own loan officer and the seller's agent  demanded a preapproval from the funding lender of their choice is when my clients became very leary.

In Act 137, licensed Realtors® were not allowed to talk to banks once their sellers property became a 'distressed' property.  On May 20, 2009 Governor Linda Lingle signed a new law, Act 66 amending Act 137.
Effective immediately from that May 20, 2009 passing of the new law licensed real estate brokers and salespersons acting within the scope of their licenses are exempt from the definition "distressed property consultant". Whoopee! But wait. There are stipulations. We do not acquire an interest in the distressed property directly, or indirectly, within 365 days after a listing agreement has expired or terminate.

Referrals are pretty special to me. It means that a client, friend, family or peer is entrusting me to assist the person in a professional and caring manner.

Well, after spending the night 'protecting' my dog Shadow from all the 'bad noises' outside we finally got to sleep around 2am. We always are up by 5-5:30am and this was a first for 'sleeping in'. First of all there are plenty of Realtors® in Honolulu County to choose from. Hmm, last I looked there were about 6,000 on this island alone. So how do you choose a Realtor® who is knowledgeable in Military Relocations & Real Estate and VA Loan/Transaction process?

There are plenty of Loan Officers in Honolulu County as well.  Hmm, not sure about the numbers there but I can bet you half are gone since the closing of many loan companies. A notice appears on my pc saying I have an email from my contact form. I immediately respond and get a little more information from the person who is Relocating to Hawaii (or a resident who just wants to start with an email) and is seriously considering buying a home while they are residing in our beautiful Hawaiian Islands.
The process starts for preparing them for their home purchase once they arrive in Honolulu County:

I know there's a lot of these "We buy houses" signs all over the nation...but right here on Oahu? 
We went out yesterday and within 10 minutes of each other there were signs for "WE BUY HOUSES".
One was right in our residential area and the other one right on the highway.
 
 
Now, we are always instructed to not place our Open House signs on the highways (and this is just for a couple of hours) so why do these guys get to have theirs up 24/7?
