I watched a video that arrived in my email the other morning from our President and CEO of Century 21, Rick Davidson.  I watched it all the way through and believe me he had the same sentiments as I do regarding our current market and it seems that this is not only happening in Hawaii but a lot of areas nationwide!
I am always one to say the market differs neighborhood to neighborhood and state to state. It still stand true for all of our Hawaiian Island although I will only talk about our Oahu (Honolulu County) Housing Market.

We’ve all wondered, pondered, assumed and presumed. This THINKING can drive us nuts if we allow it to interfere with taking a step back and being patient. Pick up the phone with a problem you’re having instead of pounding the keyboard as if stomping your feet, or call your client instead of assuming the worst.
When in doubt ASK!
This tip applies to all walks of life, all careers and industries and basically just a part of life. Why?

home buyer: Show MY Listing to YOUR Buyer at My Convenience??????? - 10/22/12 10:14 AM
 If you email, text or call me to request a showing date and time for my listing, I would appreciate your understanding that the seller still occupies the property. 
 
The sellers are cognizant of the term ‘showing condition’ (which I teach them through our listing agreement appointment) and they would like to get the property in tip top shape before the showing.
 
In some cases, there are dogs on the property and the seller has to load up the dogs and take them away. In doing so, the buyer’s agent can show the property to their client … (18 comments)

My title line “getting out of judgment and getting into curiosity” came from a CRS class I attended back in 2010 and it not only helps to better understand both Home Buyers and Sellers but in our communication with others in life as well.
We often get stuck in our own self centered thinking (i.e. ‘my way or the highway’) and forget to step into another’s shoes to get a feeling of their side of the situation.  This kind of thinking steers and clouds our judgment when dealing with clients and we end up listening to ourselves talk instead of listening … (43 comments)

 It is our fiduciary duty to protect the personal information about our clients. We protect our client’s best interests and personal information while representing them in the sale or purchase of their home. It could make the difference in hurting the transaction and your negotiating powers let alone protecting their personal interests.
How often do you read a testimonial or story on someone’s blog or website and wonder if they had written permission to do so?  Even posting pictures of your client’s without their permission is not permissible.

Our fiduciary duty is to our Home Buyer or Seller; our client. We listen to their needs and give them sound advice on how to proceed with any given part of the real estate transaction. We sometimes go above and beyond when we listen to their problems and concerns, although once in awhile emotions will get in the middle of everything and everyone concerned.
We are then in the middle of the situation.
