Honolulu County Real Estate Market Report- October 2009
Honolulu County Housing Market Statistics for October 2009  showed continued activity with the Hawaii Home Buyer picking up on the FIRST TIME HOMEBUYER TAX CREDIT.
Single Family Resale Numbers: In the  our sales numbers for single family homes showed a very slight increase in sold single family homes from 244 to 281. The Median Sales price rose from $600,000 in September to $605,000 in October.  This is an increase of 15.6% from October 2008 to 2009 and also shows a slight increase of 0.83% from September to October of 2009 in sales prices.

Let's start with the Mililani Condo Statistics for June 2009: In May of 2009 (last month) there were 64 Active condos/townhouses on the market, 29 in contract and 20 sold. Looks like our Mililani Condo/Townhouse market is picking up with more units with accepted contracts and going through the transaction process.  Sales Prices ranged from $160,000 (1 bedroom condo) to $495,00 (2 bdrm luxury townhouse).

Honolulu County Real Estate  Numbers Are Out! 

Condo/Townhouse Resale Numbers:  The Year to Date sales numbers for condos/townhouse significantly decreased since 2008 for the same YTD time period. A -778 decrease in number sales for the island of Oahu (Honolulu County) or -36.1% drop. 

Condo Average Sales Prices:  The Year to Date sales prices shows a decrease from 2008 sales prices for the same YTD time period. An -11.9% drop in sales prices for the island of Oahu (Honolulu County).

No matter where you are our United States of America.... it IS a BUYER'S market. That means buyers can negotiate for a better price, maybe a credit to go towards closing costs. Maybe they just transferred to Hawaii with the military and are staying in a hotel and need to close quickly.

There is no doubt that Military Relocating to Hawaii need housing and most active duty and vets are still taking advantage of their VA Guaranteed Loan.
VA Guarantees a percentage of the loan and you still have to go through a Lender that actually does do VA Loans and it is for your OWN PERSONAL USE. (not all banks, credit unions and loan companies do VA Loans). The Veterans Administration Guaranteed Loan is most likely the best choice for most miiltary because they can do 100% financing and roll the funding fee into the loan. You ever hear about airing dirty laundry? Yup. That's what happens on the internet when one airs their dirty little secrets for all to see...forever and ever. You just never know when it'll pop up to bite you in the behind again. You just never know when it'll pop up to help someone.
I was so upset about the occupants upstairs NOT airing their dirty laundry about their flood, leak or whatever it was....that happened over a week ago.

The last three leads that turned into 'clients' gave me the same story. "We were trying to be proactive and the agent(s) we spoke to wouldn't give us the time of day".  Why? Well, I'm sure many like to get "instant gratification" although now that the market has slowed down you could be losing out with not taking care of 'yesterday's leads'.
