listings: Preapproval Letter One Week and Credit Denial the Next...The Aftermath - 05/25/11 06:32 PM
In this era of Real Estate transactions you can pretty much guaranty that if you aren't sparkling with great credit, very little debt and a nice income you most likely will not get a home loan.
It's nice that "they" have laid down the law and made it clear that there are no funky home loans to be had....
But we can get a preapproval letter from the buyer one week ........and the next week we are notified of the cancellation.
The buyer was served with a credit denial letter?
Yup, let's just call it borderline qualification to begin with, right? … (19 comments)

listings: My Extended "Real Estate Family" - 03/28/11 03:27 PM
Let me tell you a little bit about my family. They are the most supportive people and the best support system an agent could ever want. They became my Extended Real Estate Family when they saw the level of passion I had in working with clients.
They commended me for going above and beyond and my clients followed suit.
A three time client (bought two and selling one now) told me the other day that I have always gone above and beyond. Yup...and I drag (willingly of course) my family right into each and every transation.  My husband helps me load … (29 comments)

I'm sure many have read those listing descriptions that just leave you in awe when you get to the property...only to be embarrassed in front of the buyer. Over the last couple years the list has grown and wondering if you all have anything to add to it?
It's a great reminder to those that try and cover up what's really going on that to waste someone's time without an accurate description is not going to sell that property.

listings: Do You Beat All Odds For That Listing? - 01/19/10 10:33 AM
You are one of a few agents that are being interviewed to sell that wonderful home and you're thinking that it's just not worth it. You let out a ‘harumph' after getting off the phone (and hearing that you're one of several to be interviewed) and rather than ‘go through the trouble' you retort that, "They don't know what they're missing".
You expect everyone to pick you and trust in you to sell their home...without even interviewing you.
NOT.
Remember the movie Against All Odds?  In the end he lost out on the woman he loved. He didn't stay focused on … (47 comments)

listings: A 'Different' Approach for My Listings & Open Houses - 01/22/09 01:57 PM

This Sunday I will be holding an Open House for my Hilldale Listing in Mililani Mauka and decided that I wanted to use my show I created through www.realestateshows.com to pass out to the consumer on cd.
I also wanted to create the disk MY way :) (you can order the cd's from RES as well) so I had my husband burn it to cd. Since we have a cd printer he created (with my supervision) the picture that would display on the cd.
With four pictures on the cd and the name of the complex on the top and … (116 comments)
