real estate: Stop Blogging and Buy a Pull-String Toy? - 03/04/08 10:13 AM
Yesterday I received an email from a real estate agent in reference to an article in Broker Agent news called What Every Agent Needs to Know about Blogging, Social Networking, RSS Feeds and SEO . I read the article and my response to the email is below for anyone else that may have read that article.
For those of you short on time, the article basically bashes Blogging & Social Networking as a media for advertising. Oh and get this, the writer actually suggests that you should PAY someone else to maintain your blog for you. Ummm... how many of you … (4 comments)

real estate: Bringing it Down To 'Realty' When it Comes to Crime - 07/19/07 07:42 AM
In this article by Realty Times http://realtytimes.com/rtcpages/20021212_virtualtour.htm , Broderick Perkins addresses two homeowner objections about 360 tours. Both objections relate to homeowner concerns of privacy. Although the article is very outdated with the popularity of 360 virtual tours (Dec 2002), these objections are still common and easily put to bed with some intelligence and solid facts.Objection number one:According to his article, homeowners give up their fourth amendment right to 'expectation of privacy' and therefore expose their home to police search (without a search warrant) if the property were to become a crime scene during the time that the virtual tour was … (1 comments)

real estate: Video Tours EXPOSED - 04/25/07 11:22 AM
Recently I have noticed that a lot of companies (large and small) are desperately trying to take advantage of the nuance of the video tour ‘rave' by offering slideshows disguised as ‘video tours'.  It seems the Jack-in-the-box law is now in effect.  ‘Virtual tour' companies are popping up all over the place offering ‘video tours' that are nothing more than glorified slide shows.
Here's the deal. Pretty much anyone can start one of these supposed ‘video tour' services using slide show software for next to nothing and charge whatever they want for it. That's fine. This is America.. whatever... but why … (10 comments)

real estate: 7 Questions That You Should Ask Every Virtual Tour Company - 04/24/07 12:05 PM
1. What type of virtual tour do they provide? Some ‘virtual tour' companies capture only still pictures and then use these pictures to create a motion effect. Make sure you are not paying a virtual tour price for a motion slide show. There are companies that charge as much as $70-$100 for these tours and the final product is nothing more than a $20 photo presentation.
2. Is the final version of the virtual tour interactive? How do they define 'interactive'? Make sure that the final product being created looks professional and has in-tour controls. Links to the side and the bottom … (5 comments)

real estate: Get RANKED! - 03/03/07 10:18 AM
Ok, we all know that part of marketing is getting hits on your website, getting your listings viewed and getting interested parties to contact you about YOUR listings. But.. the question is, how do you go about doing that without much knowledge of the internet and without spending a dime? I will tell you in a moment... but first, the obvious....
SEO (Search Engine Optimization) .. that fancy word that many internet marketing companies will spew out hoping that you are so intrigued that you will fork over money to get them to magically make your website rank high on Google … (5 comments)

real estate: The Gun or the Noose? You’re Killing Yourself - 01/05/07 01:41 PM
Marketing incest - why does it happen over and over again? It's like reading the classified. Ad after ad says the same thing. Nothing new, just same old junk - no new twist. It's junk mail. It hits the can faster than a kid with the flu. So why am I still getting this in my mail? And why is someone paying to have it end up in my trash?
This afternoon I received the umpteenth hundred postcard telling me that ‘this house over here sold'. I get on a lot of agent's mailing lists. I do it purposely to see what … (29 comments)

real estate: The Future of Virtual Tours - 12/23/06 04:42 AM
I decided to post this seperately in the industry section to give everyone a chance to see the technology that is up and coming in the virtual tour industry. Again, the technology is still rather pricy and it will be sometime before it will be affordable enough for residential applications. But, at least it will give people an idea where virtual tours are headed.

real estate: That is NOT A Virtual Tour! - 12/23/06 12:53 AM
The term ‘Virtual Tour' has been left open to interpretation to the point that the term is open to just about anyone's understanding or definition. Two definitions found on Google using the exact same search phrase (define: virtual tour) directly contradict each other. One states that a virtual tour is any graphical representation of a property while the very next definition states that there should be a feeling of actually walking through the property. I contend that there are a lot of misconceptions about virtual tours. There are many people that think that still pictures that fade in and out constitute … (24 comments)

real estate: Don't Wave the White Flag: Bring the Grill and Start Cooking - 12/21/06 03:24 PM
I spoke with one of my clients the other day regarding the current market situation and if you are like him, you are getting disgusted. I don't wish to embarrass anyone, so I will not mention his name. But there's really nothing to be embarrassed about. This is everyone. This is reality. Who wouldn't be disgusted, upset, and agitated with the market at this point? Aren't you?
He is a real estate agent. I have many clients that are real estate agents. The real estate agents that hire me for consulting already know that as a real estate agent, they ARE … (0 comments)

real estate: Marketing Sabotage: Are You Scaring Clients Away? - 12/21/06 05:40 AM
I was in the mall with my three year old son, Nicky. I have four children and three of them are teenagers. I had already gotten rid of the teenagers by purchasing three mall 'credit cards' and sending them on their way. This is a terrific marketing strategy on the mall's behalf. For the parents, it is a great way to send the teens off without worrying about how much money they will spend (or lose) and for the mall, they keep the balance if they don't spend it all... even if its only $1..do the math.. How many kids leave … (1 comments)
