new hampshire: Designing an interactive website that looks like Stonewall Farm in Keene - 05/29/09 03:23 AM
Interactive websites would look like Stonewall Farm, I've decided. The other day I brought my children to Stonewall Farm.  Stonewall Farm is set on a beautiful open country road on outskirts of Keene, NH.  Their mission is to connect people to the land and do so through their organic garden (CSA) and their working farm where numerous educational programs and events take place.
It was a bright sunny day as I drove outside of city limits and arrived at Stonewall Farm. There were wide open fields and a windy dirt road that crosses over a babbling brook.  It curves around sheep paddock … (0 comments)

new hampshire: Buyers Market, Is it a Deal Now? - 03/10/09 03:14 AM
Can you get a "deal" now on buying a home in this buyers market? Interesting question, and I've been asked this several times during the past year so I figured I would post a blog about my answer.
On story, when my husband and I bought our first home, it was a foreclosure and it was nearing the end of a buyers market. Prices were definitely in our favor. We fixed up our home over the years, sweat equity as we know it best, and were lucky enough to outgrow it the summer of 05, right before the buyers market began … (4 comments)

new hampshire: Bring Food Coop to Keene, NH! - 03/06/09 12:30 AM
Attention Keene and local area towns, it's time for us to have our own Food Coop!
I recently received this email (parts have been copied below) on a Keene City Council meeting scheduled for March 19th 7-8:30pm to listen to Bonnie Hudspeth (chair of coop committee) present details about getting a food coop in Keene, NH!  Please participate if you share an interest :
"Please, ASK YOUR FRIENDS, and tell anyone interested in a Food Co-op in Keene to come.  The more people, the better.  The entire presentation will only be 20 minutes tops, so even if you can only come … (2 comments)

new hampshire: Do you wake up and dread going to work? - 02/27/09 05:50 AM
My answer is, "NEVER!" I never dread going to work and THAT'S worth something!
I've been excited about my career as a Realtor for the 7 1/2 years I've been in it. It's true, and I just realized this recently. I really can't believe it because, thinking back, I can remember days when going to work was a drag for whatever reasons. I get up in the morning with spirit and energy to get through my "to do" list and somehow, I always get through it.
I wish this of anyone, though life's not perfect and I realize sometimes life throws … (4 comments)

new hampshire: Gone Bananas, Keene, NH -Things to do for the Family - 02/23/09 02:37 AM
I recently took my daughter to a birthday party here at Gone Bananas. She loves this place and we are thankful someone has openned up a kids' place in our area. Because we don't have malls with carousels and indoor playgyms, Gone Bananas is the place to go. For just $5.50 kids can play on the climb structure that's 2 stories tall.
A great place to go for moms who stay at home with their little ones during the week. I've taken my one year old here and, though he can't reach all of the stages on the climber, I can … (0 comments)

new hampshire: NHAR Holds Blog Naming Contest - 02/22/09 12:22 PM
New Hampshire Association of Realtors have joined the blogosphere and are looking for a name for their new blog! (To NHAR members only.) When I last checked there weren't too many blog members posting, but in time I'm sure that will increase.
When I first joined Activerain late summer of 08, there was only 97K-98K members. During the holidays it seemed to have jumped up to approximately 103K members. I'm always interested, though, in the number of bloggers who actually continue to participate over the course of the long haul.  I'm a journal keeper, always have been, so blogging comes easy. Maybe … (0 comments)

new hampshire: New wave of first time home buyers...Make Room! - 02/18/09 04:50 AM
The National Association of Realtors has posted a chart on their website about the First time Buyer Tax Credit ( American Recovery and Reinvestment Act of 2009 ). The opinion I have on it is very positive. I feel the first time buyers are the ones who begin the domino home buying affect. They haven't yet entered the homeownership world, and don't have a history with mortgage lenders that has negatively affected the economy. They aren't currently dealing with foreclosures or short sale issues, as they do not yet own a home. They also are being screened and sliced by lenders to ensure … (2 comments)

new hampshire: Homebuyer Tax Credit (Keene, NH Real Estate) - 02/18/09 12:31 AM
Recently we've all heard information in the news about the first time buyer tax credit.  Below is a chart I've found produced on the National Association of Realtors' website to help educate first time buyers about this credit. For further information, any buyer should consult an accountant.
I've received several calls in the past 2 weeks from first time buyers interested in the knowing the outcomes of this long awaited decision. I hope this is helpful to you.

new hampshire: Relocating to Keene, NH? - 02/10/09 10:51 AM
I recently took on a rental tour a wonderful couple from another state.  They were relocating due into a local managerial position. They had a young child and the couple was probably in their upper 30's, close to my age.  The couple and I spoke about websites, social networking and blogging.  She engaged in online networking to connect with other stay at home moms in the area who brought their children to a play-gym activity center for infants, toddlers and preschoolers.
As I listened, I realized that the business owner clearly had it right.  A major user of social media and … (0 comments)

new hampshire: Outgrowing your Home? Staging is Most Important Here! - 02/06/09 04:02 AM
Do you feel like you're outgrowing your home? Do you feel choked by your own wall to wall furnishings but feel the need to keep all of that "stuff"?
If so, it's probably time to consider saying goodbye to most of that "stuff", at least temporarily.  The trouble you will have when trying to sell your home is in your home's presentation.  No, not necessarily that it's cluttered, but that is also a factor, what I'm talking about here is this:
Your Target Buyer Will Not Be Someone Like Yourself... So now it's time to think like your buyer!
If your … (0 comments)

new hampshire: Great starter home in southwest New Hampshire for $106,900 - 02/02/09 01:50 AM
Ideal for a first time buyer. So much of the large projects were done with the previous owner and you can bring your ideas for any cosmetic improvements of your choice, including changing the colors of the interior or changing the flooring as you wish.
Exterior has been painted, there is a brand new chimney, new furnace, even a baby room. The home is charming, efficient, and a great place to start.
Charlestown, NH is a cute little town close to I-91 in Vermont and right in the middle of your travels to Keene, NH and Claremont, NH.

new hampshire: Consumer centric and your positive web presence - 01/24/09 10:53 AM
..."Blogs are provided as a curtosy to our visitors to help them make informed decisions..." This segment of a phrase shows up on the log in page of Activerain, how far we have come.
From expecting consumers to meet with us after calling into to "floortime" to get a property address, to offering the individual agent profiles on a company website, to the availability to get to know a person online through reading their blogs and scrolling through their website...we have really become consumer centric.
I think this is great.  How often do we still get telemarketers calling us blankly hoping … (0 comments)

new hampshire: Pricing Your Home - 01/21/09 01:32 AM
This offer is limited exclusively to homeowners in the following towns in NH:
Keene, Sullivan, Surry, Gilsum, Marlborough, Rindge, Jaffrey, Walpole, Westmoreland, Swanzey, Richmond, Fitzwilliam, Winchester, Hinsdale, Chesterfield, Spofford, Charlestown, Antrim, Stoddard, Harrisville, and Nelson.
If you're thinking of selling your home and having trouble establishing a price, I'd like to lend you a video that I've found very useful.  It sums up the following issues in a very clear, understandable way, better than anything I've seen before:
1. Determining market value
2. How to set your asking price
3. The role of the real estate agent
4. Value of improvements
5. … (0 comments)

new hampshire: The Night Utilities "Suck" - 01/01/09 11:48 PM
Someone in our region (Cheshire County, Keene, NH area) wrote this. It came to me in an email and as my husband and I read it, we relived our 10 days without power with humor.
This poem perfectly and humorously describes our and several other residents' experiences without power during the holidays... I wish I knew who wrote it so I could give them credit, but no name was attached and it had been pasted into an email to me.

new hampshire: MoCo Arts...a Unique Arts Experience for the Entire Family - 12/26/08 11:49 PM
If there is one place that really meets all of my family's needs in the Monadnock Region, it's MoCo Arts.  Originally known as "The Moving Company," MoCo Arts is where you will find my family weekly for a Creative Dance class led by Miss Danielle- the region's well known theater and creative dance instructor...well loved by ALL under the age of 8 (though not exclusively for those under 8)!! Miss Danielle has a way of making all little ones, boys and girls, feel successful as a young dancer exploring creative movement through music and imagination.

new hampshire: Blackouts in New Hampshire Hit Home - 12/21/08 10:30 AM
Ten days ago, my home was affected by the ice storm we had in New England. Never before have I experienced the hardship of having to vacate my home with my family due to one of Mother Nature's moods.
I can sympathize with Hurricane Katrina victims and anyone else affected by natural disasters in whatever shape they come, fires, earthquakes, tornados, etc..
We had to find someone with a generator to wire to our furnace, since the Home Depot line for generators extended from front to back of the store, awaiting the next shipment.  We have two little children who were … (0 comments)

new hampshire: Comparing Oil Prices is like Comparing Realtors - 12/06/08 06:38 AM
To see how varied New England home heating oil prices are... Compare Them!  You'll be suprised by the range of prices you see here.  But each oil company is managed differently, and each services their clients somewhat differently.  During the pre-buy season, I've called around to several companies and not only asked them what price their pre-buy rate was, but what the terms of their contract were.
Cheapest isn't always best... Don't we all have an example of a time when we'd wished we hadn't gone "cheap" because it ended up costing us so much more?  Roy Bros. Oil added an addendum … (1 comments)

new hampshire: What I learned today using the "Statistics" link on Activerain - 12/02/08 12:12 PM
I was reviewing the number of views to some of my recent blogs to see what generated more traffic.  One observation I made was that so many of them were receiving well over 200 views and clicks, but this ONE.
I opened up the blog to see why it was getting left behind...it had only received 7.  Here's what I discovered, I had only put it on the "1st time buyer group" blog where only 6 people read it, and I was the 7th.
I thought it was a decent blog, nothing fancy about it, but some information I was happy … (4 comments)
